Pass by today to snap some photos... The bottom photo show the site with the blue fencing next to Ameera probably is Oasis.

Additional info : Sime Darby recently launced a 17 storey condo project at our neighbour Saujana Impian, priced at rm500+ persqft @ Mahogany Park... Seems like the price at kajang area keep shotting upπŸ‘πŸ‘πŸ‘

Heard from the Oasis forum, the SA said there is a proposed flyover connecting Mutiara Heights to SILk highway, and the plan already received the approval from related authorities.

Banyak lagi, Block C all kosong, open for sale hujung tahun ni. Estimated rm400+ persqft.

As there is no condo around Saujana area, nearest to compared is the Perdana Impian apartment at Kajang Perdana, opposite TTDi Grove. Current rental at rm800 to rm1200 depends on furnishing, but this is a low medium cost apartment. Or else you may compare to recently vp project by TLS also, Pearl Avanue at Sg.Chua. Current rental at rm1400 to rm1800 depends on furnishing.

Yes, heard from my SA said those shoplots might not for sale. TLS will manage itself, just like part of the shoplots at Pearl Avenue. If this is true than it will be very good as TLS definately will select the good or reputable tenants.

Mainly because they are a reliable and good reputation developer, attractive promotion with easy entry and most important the selling price itself. IR launched at about rm280 persqft with such a moden layout design plus all the facilities provided its really attractive. I personally expected the sub sales price by next year can reach atleast rm400 persqft. thumbup.gif

Pangsapuri rakyatπŸ˜±πŸ˜‚πŸ˜‚πŸ˜‚, i also agreed the colour scheme is abit weird but back to 2 years ago when the time IR launched, this is the only iconic condo in that area, got no other project to compared. We just wait and see when the project complete later, hopefully the overall result will have better impression.

According to my SA, TLS might not sell those shoplots, they will manege it themself (just like part of the shoplots at Pearl Avenue). So we may expect those good/reputable tenants as TLS definately wil be very selective in tenants as the lots is very limited. Hopefully my SA info is accurate and genuine😏😏😏

You are right, i believe TLS have a very proper development plan for those projects in that piece of land. Those buildings shouldn't blocking each other views. From the 4th photo (photo took from SILK highway) we can see the distance between IR and Ameera is quite a distance.

Pass by this afternoon and took some photos... The junction to turn into IR main entrance is still blocked and guarded so can't go in yet... The Ameera progress seem on par with IR.
