QUOTE(xyyap @ Apr 15 2013, 11:47 PM) Compared to other developer (landed), sejati seem to be giving better in size/specification, concept may not as good as eco glade and symphony but it suit my parent taste so chosen it.QUOTE(xyyap @ Apr 17 2013, 02:20 PM) According to the banker that worked for my loan, 8 loan included mine, 4 super-link, 3 semi-d, 1 bungalow. 7 out of 8 are chinese, should be for own stay.QUOTE(noblebaby @ Apr 17 2013, 08:08 PM) They have bungalow. Have you visited their show house? If you haven't my advise is go take a look. I went there twice and visited different unit, most of it having a lot of defect, especially the water leakage from top. You can see the water mark clearly from top to bottom, one of the unit i saw a patch of water at the lower ground store room...This is really sad to see the show house unit to have so many defect...During my last visit, the sales of first phase was doing good. But I picked Symphony hills coz prefer the resort concept. QUOTE(Calvin_Lim @ Apr 17 2013, 10:21 PM) Yup, just booked ... hehe ... 5% discount / DIBS / free S&P,DMC,Loan ( legal fees n stamp duties ) ... Me stay n work in KK Shah Alam Bro, you bought the semi-D? |

QUOTE(noblebaby @ Jun 11 2013, 03:13 PM) Maybe because Dengkil is just a small area, not even qualify as a city if not mistaken, just small town. Is like you go eat at kampung area sure get cheaper price than eating in city area. Cyberjaya is kinda far from other places so people who work here will force to eat expensive food if there is limitation time of lunch break. If anyone interested to do business in food, providing cheap "zap fan" in cyberjaya will definitely make a fortune, that's my 2cent. |

QUOTE(j45on @ Aug 7 2013, 07:08 PM) I use to have the same thought as you about the fundamentals of cyberjaya, which is job creation. I am worried that MNCs or other companies will not be setting up their offices here. If MNC is shrinking their workforce, IBM won't build a new building which is way larger than what it is right now beside the current one. Shell used to rent office beside T-System then build their own building here. So MNCs company should not need to be worry, probably the entertainment and choices of food are the most concern for people if they want to choose to stay here. But then if there are too many malls and people, the place become too crowded like Puchong which is not something I want... The MNCs that you are talking about is mostly IBM, HP, Dell and such. Their PC business are not doing that great anyway since Apple launched iPhone and iPad. Let's assume they are shrinking their workforce, and more people are getting unemployed. Fret not! There can still be MNCs coming from Japan, Taiwan, Korea and China instead who can open their offices here in Cyberjaya. If you compare our employees diversity to other neighboring Asian countries; our workforce are definitely cheaper than Singapore, and our diversity and skilled worker is better than Thailand, Indonesia and the Philippines. Growth will be focused in this South East Asian region; after China, manufacturing companies are moving to Cambodia and Myanmar for their stabilizing government, cheaper and untapped natural resources, and Vietnam for their cheaper labor and mature infrastructure compared to China. About entertainment, Pan'gaea is opening next year, it will be 2 more years before most of the projects become completed. I am sure it would be sufficient time for the retail to mature up by that time. By the way, Tune Hotels should be ready to launch in 2-3 years time at most. I previously work with them and i might be able to get some detail about the hotel if you wish. What is true is that, people in KLIA will definitely want to be in cyberjaya! Now, can someone please prove me wrong? I am contemplating about buying a unit in Hyve for 1 month already and i still cannot decide because of the high price per square foot. I hope i don't regret because right now frankly, there's a lot of SOHOs around and I so wanted to property prices to crash instead so they become affordable for serious tenant like me! Edit: I also understand that the market sentiment in cyberjaya right now is Buy, which translates to higher prices. Prices wil only drop if the market sentiment now is Sell! Thus is the reason why I think homes are expensive and its definitely not affordable when you include the slacks in your finance after deducting housing loan commitment and you realize you have no more slacks in your finance for savings! Cheaper ones are just too damn small, ~450 square feet! This post has been edited by jason_tee: Aug 7 2013, 09:08 PM |

QUOTE(ahdar @ Aug 7 2013, 11:00 PM) Ppl who like cyberjaya will think to move in and stay or make some investment and business there Exactly, the title of this thread speak for itself, why you like cyberjaya. I don't understand those people who don't like cyberjaya, why waste the time to come in here and say this not good, that not good, ghost town bla bla bla, are they really that free?? Might well just open a new thread, why I don't like cyberjaya and say whatever bad about it over there...Ppl who dont like will say it is ghost town forever n forever Everyone has own mind to do what they think it is worth to do, n they will take their own risk too |

QUOTE(tonertoner @ Aug 9 2013, 08:10 PM) Sejati land size is too small to have any significant or special concept. Go in, make a small round and drive out that's about it. If you are a person that appreciates landscape and scenery it will not be for you. However for those that appreciate big house, it is ok as price per sq foot is lower than SH/SEG. So it really depends what you really appreciate.. Their concept is not same like what SH and SEG offering, more towards of "go green" type of concept...LOLIMO, I think Sejati is offering low density + privacy type of concept, so it is for those people who prefer some privacy instead of real neighbor style like SH. QUOTE(noblebaby @ Aug 9 2013, 08:33 PM) Sejati is good for those who looking for own land with fencing... SH is too open, u can basically walk around, not everyone can accept. Funny is...behind of the house got fencing, corner lot got fencing on the side....no fencing nor gate in front of the house so basically people can still walk around...QUOTE(noblebaby @ Aug 9 2013, 08:36 PM) If I used it for own stay, will reno. First thing I wan to do is change the flooring to marble and redo the bathroom. The tiles in the bathroom looks old fashioned. Lol You have the interior photo of your unit or the show room unit? I visited few show unit in SH but Beethoven didn't go...QUOTE(noblebaby @ Aug 9 2013, 08:39 PM) After visiting cyber, I think cyber needs more highrise. Dont think it will b over supply if the Dpulze mall start operation. I'm hoping some of the hypermarket will open their branch in Cyber when those mall are up, that will attract a lot of people here eventually. If only those small shop lot in the mall, worry it will end up become a lot of empty unit inside the mall... |
