Bro Noblebaby,
Too be honest i dun really stay in Mal nowadays and not really competent to advise u in prop bubble. In M'sia, i think there is some and expect to have minor correction when market condition turns sour. However those landed F/H or landed L/H (reasonable price) with good concept (especially GnG + tight security), i think it's still worth for investment now if found one as ppl still need a home anyway. Cross check the shopping mall - Promenade @ 8 shopping mall in putrajaya. The completion date is 01st Apr 2013 - any idea how's the progress now? Based on the current development in South Klang Valley, the completion of the shoppings are:- a). Promenade @ 8 - Apr 13. b). D'Pulze - Q4 13. c). IOI Resort City Mall - Q4 13 / Q1 14. d). Perdana CBD 3 - 2014. e). Pangaea - 2015. f). Sky park - 2017. The main highlight still will be the IOI resort city mall! P/s: The success of Shaftbury Square F&B has given investors plenty of confident. If D'pulze is doing well too (which i dont any reason why not?), many others will accept Cyber just as we foresee. Bro xyyap is correct.
What cyber needs at this stage is population x 3! Besides more effort reqd to bring in quality IT companies n bzs, expanding the MNC employees will also help to "Ong" this place. No reasons why local workers don't want to stay inside cyber if there is F&B, entertainment, no traffic jam n world class living environment. Just need a bit of time for cyber to grow which personally expect it to be an exponential graph in next few years.
