The Pattern of Real Estate Growth: Spotting the Hotspots

Hotspot:

The next location to be. Investors want to know where to put their money; developers want their projects/township to be the place-to-go. Do we know enough about property hotspots to spot them before the rest? In this article, I will use Greater Kuala Lumpur as an example.

Understanding Pattern:

A good property investor will take the time to attend property talks to have an insight from experts as to the next property hotspot. A strategic property investor will do the same but in addition take the time to understand the rationale of growth and value flow of real estate. In order for us to understand the natural growth of real estate, the best illustration would be to look at the roots of the trees in our backyard. The organic growth patterns of the roots are very logical. The roots will naturally reach far and deep into fertile soils, and divert its path around rocks and boulders. Likewise, the growth of a city is also logical. The pattern of growth will tell a story and gives good hint on how the story will progress.

The Obstacle Analysis:

The above is a simplified existing land-use map of Greater Kuala Lumpur. By colour coding the different types of land-use, we are able to see a pattern. Pursuant to our tree analogy, we shall equate Golden Triangle (KLCC area) and Petaling Jaya as the core root and the point of spread. As the city grows, it encounters obstacle of growth. To the north of Batu Caves growth is inhibited by the Ulu Gombak forest reserves as well as the lime stone outcrop of which renders development unsuitable. As for growth towards the east of Kuala Lumpur, development will encounter the Ampang and Hulu Langat forest reserves. In addition to the hilly terrains, it is apparent that large
plots of the Hulu Langat land are Malay Reserves. These strong obstacles dictate the future movement of the city.

The Spillover:

It is only natural that the city of Kuala Lumpur will be more inclined to grow towards the south. South and south west of Petaling Jaya, we see areas like Puchong and Shah Alam coming up as the value flows in. Acknowledging the growth trend, we see big players like SP Setia locking in land banks in Semenyih. Two purchases in 2011 totalling to 1683.77 acres. They are definitely prepared to benefit big time in the future. Understanding the growth trend is not just about the direction of movement, but getting the timing is essential. An example would be Cyberjaya: conceptualised in 1995 and officiate by the then Prime Minister Dr. Mahathir in 1997. Unfortunately, the Asian financial crisis took place and the dot com crash came at 2000. But what was important is that the population of Greater Kuala Lumpur then was still weak and Cyberjaya was considered to be
far. As the city grows throughout the years, development has reached the doorsteps of Cyberjaya. Hence today we see 16 developers with good projects in Cyberjaya.

Unlocking Concealed Values:

We now understand the movement of growth in relation to growth obstacles. But obstacles could also mean that there are concealed values waiting to be unlocked. As we can see from the above analysis, physical distance affects the value of real estate. The biggest obstacle of value in real estate is void of accessibility. Therefore, the key of unlocking values are in the infrastructures. New highways, new MRT lines and LRT extensions. All of these improve the accessibility of the area it services. Just to cite an examples: The Maju Express Highway (MEX) plays a big role in the tipping point of Cyberjaya.

FUN EVENT: Cyclists ride through city celebrating Malaysia Day and the outdoors
CYBERJAYA: AROUND 1,000 cyclists celebrated Malaysia Day early on the NST-Cyberjaya Green Ride, a 20km fun ride through here yesterday.
After an early morning start at the Cyberjaya Lakeside, the riders toured the green city on two wheels, some on three wheels, and the event finished with games at a mini-carnival, fed fish in the lake, and earned awards for unique attributes.
They shopped at a car boot sale, swapped pre-loved gadgets and more than 100 people went home happy, with lucky draw prizes.
Among the prizes won were tickets to Paris and Hong Kong, a 42 inch TV and holidays around the country.
The event paid tribute to Malaysia, one of the best countries in the world for healthy, green, outdoors living.
The NST-Cyberjaya Green Ride was organised by the New Straits Times, Cyberview Sdn Bhd and the Sepang Municipal Council.

CYCLING is not only a healthy activity but it is also fun when done together with friends and family. Cyclists who took part in the NST-Cyberjaya Green Ride last Saturday, talk about their favourite hobby here.
AYMAN HARYTH MOHAMED JOHAN
Ayman, 9, loves to go cycling with his siblings and cousins. The Year Three pupil of Sekolah Kebangsaan Taman Midah, Cheras, usually cycles at Taman Tasik Permaisuri, near their home, during the weekend. Together with his siblings and cousins, he always looks forward to participating in fun rides.
“We feel excited whenever our parents take us to join leisure rides where we can see new parks and experience new challenges,” he said.
HASSAN BUSRAH
Hassan Busrah and his four sons love going for leisure rides. The 68-year-old pensioner from Port Klang says cycling is a family tradition — it strengthens bonds and helps them keep fit. More importantly, it’s a way for them to show their passion and creativity, he says.
During the Green Ride event, Hassan and his fourth son Ezafel Effendi, 33, rode on a tandem bicycle designed by Hassan, who is also an avid collector of classic bicycles. The two-wheeler, with the theme Malaysia 50 Tahun, coincided with the event which was held to celebrate Malaysia Day. The duo were dressed in cream-coloured baju Melayu to reflect the theme.
“When we join any cycling event, my sons and I usually come up with specially decorated bicycles and wear interesting outfits as well. It’s our family’s way to catch up, have fun and keep fit, physically and mentally,” says Hassan, who is also a member of Port Swettenham Classic Bicycle Group.
TAN GHEE BENG
Tan from Kota Damansara took part in the fun ride to instil healthy values in his family of three. The 38-year-old IT executive carried daughter Xin Yi, 2, on a carrier during the ride.
“My wife, Lee Wai Mun and I have been cycling or running marathons for relaxation and to maintain our health. I see fun rides in a natural green environment like this as the perfect way to instil good values in my daughter. I want her to be in contact with nature and to understand the importance of health from young,” he says.
IZMAN ADNAN
Izman, 32, joined the leisure ride with six colleagues from the Cyberjaya Fire And Rescue Department, mainly to relax and enjoy the beautiful landscapes.
“I find it an exciting way for us to strengthen our camaraderie and meet new people, especially within the Cyberjaya community. It’s a simple and healthy way to take a break from our work commitments. I find the experience very pleasant and I’ll definitely get more colleagues to join us soon,” he said.
