Cyberjaya needs High Speed Train, MRT & Cyberjaya City Centre!!!

I'm vested in Iskandar and Singapore. Here are my views on Cyberjaya:

Cyberjaya is about the size of Nusajaya (Iskandar). The concept is more on office space rather than residential needs. The infrastructure is very good compared to Nusajaya and this is what makes working/living there expensive. Businesses there are more technology-based compared to Nusajaya which are more service-based/ low to mid end manufacturing. There should be a rental market in Cyberjaya but not in Iskandar at the moment. However Cyberjaya aims to stand on its own, while Iskandar depends on Singapore's spill-over effect.

Judging from the pace of Singapore development, its future plans and recent land bid prices, Iskandar is more of capital appreciation play, and the upside is tremendous. If I were to invest further, I'm more comfortable with KL rather than Cyberjaya.

Singapore is congested, and will be even more so in e next few years. This is why Iskandar is doing so well now.

I love Malaysia too, except the corrupted politicians who finding all ways to seperate the races for their pocket $$$.

Am not against investing in any part of malaysia but lets us admit that economic wise, we are far behind singapore n social security wise, we are worse than bangkok n saigon.

I attended a property talk yesterday, the speaker strongly recomemded Cyberjaya and he said one of the main factors for a new township to be successful is to have a Chinese primary school.

Others factors such as comprehensive infrastructures, job opportunities, knowledge workers,  global ICT hub, 13 universities near by, good access (highway) to other places, silicon valley of Malaysia, a conducive living environment with convenient amenities such as hotel & shopping mall (coming soon), recreation centres, HER wtih concept  and etc.

Cyber needs more population to keep the commercials 'ONG'.
If not enough population, the malls will be difficult to survive ma.

Got another update from friends - Shaftbury Square will be opening a high class PUB on top of Kiraku.
Both Kiraku, this pub and another restaurant in SS all belong to the same developer.
Heard that also the renovation fee of Kiraku costs about Rm 500K+ and managed to be covered back within 10 months!
Really good business ya this SS! Congratulations to those bros who bought SS commercial units 3 years ago.
