i may go there retire. rclxms.gif

the friend told me Aus property can double in 7-10 years. He is living in Rosanna now.

QUOTE(Soros007 @ Sep 9 2013, 10:20 AM)
Investment in Aus is mainly for long term.
30% taxed for non-Aus tax resident. If flip - not worth it.

i think at the end all our properties will belong to our children. smile.gif

what is the median price? any example?

what i see is lower price landed able to fetch higher % yield.

QUOTE(Soros007 @ Sep 9 2013, 10:42 AM)
at the conservative side, assume it takes 10-12 years for median price type unit to double up the value.

Just invest in all the potential areas - kl, cyberjaya, iskandar, Penang, singapore, Aus, Lon, etc etc. Dun put all eggs in one basket.

QUOTE(BTimes @ Sep 14 2013, 07:29 AM)
I'm vested in Iskandar and Singapore. Here are my views on Cyberjaya:

Cyberjaya is about the size of Nusajaya (Iskandar). The concept is more on office space rather than residential needs. The infrastructure is very good compared to Nusajaya and this is what makes working/living there expensive. Businesses there are more technology-based compared to Nusajaya which are more service-based/ low to mid end manufacturing. There should be a rental market in Cyberjaya but not in Iskandar at the moment. However Cyberjaya aims to stand on its own, while Iskandar depends on Singapore's spill-over effect.

Judging from the pace of Singapore development, its future plans and recent land bid prices, Iskandar is more of capital appreciation play, and the upside is tremendous. If I were to invest further, I'm more comfortable with KL rather than Cyberjaya.

QUOTE(BTimes @ Sep 14 2013, 10:24 AM)
Singapore is congested, and will be even more so in e next few years. This is why Iskandar is doing so well now.

QUOTE(BEANCOUNTER @ Sep 15 2013, 09:09 AM)
Lets admit that we are at least 10 yrs behind singapore....

Wat good living in hills n take the crappy mrt to kul? Akl the time u caged up in yr little home like inverted zoo n if go out, high chance of getting snatched, robbed or killed at point blank.

Its disgusting to even conpare kul w bkk, which is a much safer city to be in.

Haha. Maybe kinrara is better than some lorong in Geylang. Lol

QUOTE(BEANCOUNTER @ Sep 15 2013, 04:04 PM)
Am not against investing in any part of malaysia but lets us admit that economic wise, we are far behind singapore n social security wise, we are worse than bangkok n saigon.

To say life in kinrara is way better than living in spore is a joke...thats my opinion. Dun take it too seriously.

QUOTE(STEVENKK @ Sep 16 2013, 06:31 AM)
I attended a property talk yesterday, the speaker strongly recomemded Cyberjaya and he said one of the main factors for a new township to be successful is to have a Chinese primary school.

high class pub to attract more expats?

QUOTE(Soros007 @ Sep 16 2013, 07:36 AM)
Cyber needs more population to keep the commercials 'ONG'.
If not enough population, the malls will be difficult to survive ma.

Got another update from friends - Shaftbury Square will be opening a high class PUB on top of Kiraku.
Both Kiraku, this pub and another restaurant in SS all belong to the same developer.
Heard that also the renovation fee of Kiraku costs about Rm 500K+ and managed to be covered back within 10 months!
Really good business ya this SS! Congratulations to those bros who bought SS commercial units 3 years ago.
