Anyone here asked to CHS when taking the key about the RM5K We paid during booking. What was it used for. If I could recall, for my other condo, we paid deposit for Syabas, TNB & (4 months advance maintenance + 2 Months Deposit - Maintenance Fees). We need the calculation for that as well.

Yea lor. If we have grill at front door. Let say the Husband went out & wife sleeping well with the door locked from inside. How the husband suppose to awake the wife? Assumed the wife Phone is in silent or Battery Kong! Must provide at least Bell connection point lar. We can buy the bell & fix.

Guys, Any ideas on whats the rental market rate per SqFt for this Silk Residence?
I found out from an agent that for 1055sqft can go up from 1500-1600 for basic unit. Is it true?

Another important thing that you should check during handover is the water flow gradient at bathroom especially at the shower area. If the water ponding after you turn on the shower after few minutes, then you have the rights to ask them to redo the back the tiling works. Logically, this area must have proper water flow gradient.

Another thing to check, on all the sink, turn on the tap & leave it like 2-3 minutes & make sure the water flow is smooth & no blockage. If got blockage, easily the water will flow backward & fill up the sink.

Apart of that on the window part, if its using push & pull hinge type of aluminium frame, must check each windows(open & close few times) as some hinge might not well functioning.

On the plaster ceiling part (usually for toilets), If the pipe on top have leakage, you will notice some yellowish wet spot on the ceiling. But that depends on the top unit whether the unit toilet has been used or not. Else, you will only notice it once the unit occupied.

Few items that I could recall back from past experience.
Apart of that, on the common areas, you also may spot all the missing & lacking elements to highlight to Management office or JMB once formed within 12 months from VP date.

Need to check the S&P on the DLP period 18 months or 24 months.
Any areas renovated, you cant claim for DLP later on.

My current condo in Kajang itself with low amenities nearby can go up to RM1300 basic unit for 1300 sqft.
Dont fully trust the agent's word. Do some research & market comparison.

Master room no fan Hook of course can complain unless they provide aircond for the room. Even with aircond also, must have fan for ventilation purpose. Come lar CHS.. dont say this one aso we must teach them.

Same case as my current condo. Previously, No mirror at pool toilet. once we hentam the developer, the provide the mirrors.

What is the Qty in S&P?
Suppose hall - 1 nos
All 3 rooms need to have fan hook right - 3 nos
total 4 nos? they might missed out. shakehead.gif shakehead.gif

Just make a complaint.
Its a basic fitting like light points.

This one come under cleaning services.
Free 1 year maintenance covers for day to day operation services like Security, Cleaning+Landscape, Swimming pool,
fire fighting, pest control, lift maintenance & so on!

So, cleaning guys must sweep the car park properly. Not cincai2 sapu.

I'm sure developer will hire their Panel Maintenance company, Cleaning & Security (Assumed to be below Par).
Cut cost!! once JMB formed, can change all this companies which couldn't perform for this 1 year. Till then owners can make complain but up to the developer wana change or not.!! Even COB MPKJ cnt interfere until JMB formed.

Guys, for each complaints made, make sure you photostat a copy of submitted complaint form with received cop by Maintenance office clerk or Building Manager for your future records.

Same goes to any payments, receipt must be issued by Management office. No excuse or story telling. Else the money will go into someone's pocket. Trust me.!

Im wondering why they charging us two TNB deposit.
One for individual TNB & one for the bulk TNB meter?
I thought Bulk Meter will be borne by Developer & later claim from JMB. Not meh?
Rm1600 for TNB bulk meter.

So for Owners whom plan to sale out their unit need to include this to claim back from subsale owners.

No Property Management company at maintenance office. All the staff there belongs to CHS. They are doing inhouse management for 1 year untill JMB formed.

No any restriction for Renting to foreigners. But I prefer dun rent to Africans as it will start off with 1 units & spread up very quickly & lower our condo value.
Middle east can lar.

No Grill at front door. but you may install one any design. No restriction.
For the master bedroom Grill, must follow as per balcony design to have the uniform look.
(But the question is can CHS really make sure owners install as per balcony design).

Yes, you can install at your own design seems. No restriction.
A good developer & management company must try to maintain the uniformity look of each units in a condo.

If your balcony only glass,you can ask for the grill design at Maintenance office or CHS office.
Scared once u install, they will ask u to remove. (This is if the Management Power really strong).

As an owner,you should be firm on the price that you want to rent out. Basic unit should range from 1300-1500 based on my survey. Don't let the agents to fool you.! Sg Chua Lousy TLS old apartment without any facilities cost 700!Come on lar please.

Do you own a unit here?
I am not shouting. I'm a professional just giving out my opinion.

Have u ever bought a property before & rented it out?
If yes, than share the good deeds out of it. We all know its about supply & demand.
But there is a sense of quality involved here. We should not downgrade our condo rental value
by just giving out rent at low pace. If one person did that, it will benchmark others.
Its a brand new condo with superb amenities.

ASTRO for Silk Residence, no need to install own dish. They have this centralized dish.
The guy in the maintenance office aso dunno about this. Have to cal CHS to clarify things.
Even to install the Grill/lighting/Fan, considered as minor renovation & have to pay RM500 Refundable upon completion. Minor & Major Reno is the same rate - Rm500 Deposit.

Even with No Tile Skirting, the output was good in my unit. No defects or gap or hole in the finishing.
Kudos to CHS.!!

Got minor plaster crack only noticed with toilets door knob rusted.
Eventually The office guy said need 1.5 months to repair the defetcs as the pending order too much... blink.gif blink.gif

I think maybe both units are different type units.
Mine B1, the WC squeezed to the left but look at the pipe outlet.
One is at left & the other one on right.

So, if you can sit & finish your daily routine, shouldn't be problem.
If you want to relocate it, need to hack the tiles, realign back the sewerage pipe & so on Which i dun think so
the developer will do unless if you prove there is requirement of WC placing which need certain mm of clearance
from wall.

Any one architecture expert, can help to eloborate... cry.gif cry.gif cry.gif
