I just noticed the floor at bathing area is as same level as the bathroom floor.
Suppose bathing area need to have drop at least 10mm to avoid the water to splash over.

The form given by Developer only covers fitting checklist & you may include all that items you felt as defects or dissatisfied. for DLP 24 months, it covers all the portion of unit which you didn't renovate covers under DLP excluding wear & tear material like door handle & sliding door lock & bla2. Let say if you already renovate & install plaster ceiling & pull 4 light points from the original 1 point, suddenly you found out that point not working, then it wont be covered under DLP.

Best thing to do, before u install any appliances, ask the wire man to test all the points.Found defect, dont touch the area first till rectified. Might be large piece of work need to be redo.!

Besides than that, pipe leaking & pipe blockage & structure defects all covered under DLP (If you didn't change or renovate those items). You can go to developer office anytime before 24 months end & fill up defects forms.

For common areas defects, its under JMB.

Guys, Yesterday SUMATERA Earthquake tremor affected some high rise at Kajang area as well. Do check your units for any surface crack.

Yes, those who have good cash flow can hold until you get the price you wanted else let it go at lower price to cover your installment at least. Even you let go the unit at lower price, after 1 year you can still raise the rental after 1 year agreement & look for new tenant if the current tenant is not willing to pay market rate.

Got call from CHS saying refund cheque ready for collection & Car Park Access cards need to be changed due to system upgrade. The lady can't explain to me on what has been upgraded & why need to change the cards. Anyhow need to drop by CHS this weekend to settle this issue.

By the way, Anyone want to rent my Semi Furnish Unit can PM me personally.Can move in April. TQ

Is 22 cents sufficient to maintain the SA? Whats is the total Common area Sqft & 100% collection rate? Anyone?
