buyers need to clearly define their customer (tenant profile) before commit on their property (product).

after that, access whether such profile has enough demand, try it and you would be surprised how clear whether it's a doodad or opportunities.

its quite hard because you actually rent to a chinese, end up african or arab still appearing in your unit

good thing this condo they limit the access for selective floor

Yes, this is the turnaround way of Africans/Arabs on getting a solid rent due to their past repo. Many are reluctant to rent to them, so they ask a Malaysian to rent on behalf and pay the person some commission.

many agents saying arabian still the best pay master based on records. im not sure, but they look and behave better than african.

For some of them, money is not at issue. They could be good pay masters no doubt, but some is their attitude and manners is very bad. I wonder is it because of their culture, but i do have some well behaved Arabs and African friends though.

if the local council re-evaluate ur prop rental value today, it will be no longer around rm400. bersyukur.

mine apartment living now already rm500 per year. rate still same as 10 years ago

this Tuesday midnite got tenants trapped in lift - 2 girl 1 chinese guy around 11.30pm.

press the lift bell, no guard come to assist immediately. luckily one of the African tenant noted as they knock the lift loudly. Later on the guard came and inform them they have to wait for lift Techician to come and cannot call for Bomba giving reason "BOMBA WILL SPOIL THE LIFT".
. Waited around 1 hour, lift Technician not yet come and finally they just call Bomba to open the lift door. Bomba came 12am ++ , lift Technician 1.20am.

There is no emergency plan and training given to Guard. They rather let the residents waited to die and not let them call bomba giving reason "BOMBA WILL SPOIL THE LIFT". And yet the trapped for 1.5 hour. Imagine if there is no oxygen in the lift.

I called for lowyat owners to question the management office what is the emergency action plan shall any emergency cases arise.

man trap = 30 mins

normal lift break down 45mins to 60 mins

if bomba force break door, lift specialist have to bear for the repair cost if delay to attend.

there are ventilation fan from top of shaft

developer have to be more caution to brief and train their appointed "nepal" guards by the lift specialist

there are a copy of manual and operating manual by lift specialist to developer.

and thanks to the African tenant attending the matter

Maybe they are "trained" not to inform bomba? Human life is more important thn those lifts...

need wait until JMB formed and appoint appropriated guard services

Compare to a residential unit the cukai pintu of RM400 plus for Silk Residence (which is a commercial unit ) is expensive. Normally the cukai pintu for residential unit is only RM200 plus. Thus it is more expensive by 100%. Not surprising someone especially P. will furnish some illogical reason to justify it. Do the purchasers realise this before you buy.
