So, Wow. There is so many negative issues for SW. We can foresee there is no much potential for investment in SW.

Setia Walk new owners after VP, is there any leaking, porcelain spoilt, concrete and wall lines and etc physical imperfect?

As sharing from a friend, if you are going to buy subsales units at SetiaWalk from owners. Please bear in mind that the defect liability will not going to transfer from vendor to new purchaser even the grace period is still protected.

Unless you are very confident to SP Setia workmanship.

Wrong info...the defects liability period is valid even when transferred to new subsales buyer..the developer will need to give consent to transfer all the rights from 1st owner to 2nd owner during the purchase...
*
If the developer not agree to transfer the defect liability period to new purchase. There is no protect by housing act.

Typically, DLP is between the developer and the first owner. If the first owner sells it, the SPA between the 1st & 2nd owner will not contain any clause to state that the DLP will be covered. Does this developer practice giving consent? Have not come across any that will do so. Most of the time, if the entertain your complain, it is normally on a goodwill basis but not legally binding.

I very agree with your statement. you have the real case scenerio.

I m not defensive neither offensive, but doom-Sayers from earlier forum cursed about this project based on hear-says & gossips and never doing research or reading. Equivalent to stone-aged.

So, What is your view for the potential in SW? Which unit u owing? What is the expected pricing going to appreciate within some period? Or you r for own staying only? Share us your precise view.

Before there was only a single entry point. Now there are two entry points from mainroads (Jalan Wawasan and LDP entry) and at least three entry points into car park. More entry points means shorter queue.

Good sign for SW whereby hope to boom up the property price. Make it more happening in Puchong as well as PJ.

Yes. From what I see 80% local Chinese and 10-20 Malays and Indians. I am not sure it's a good sign though. Sigh. At least it's better than PH but on the other hand setiawalk is becoming another setapak zz

No foreigners are around SW? I meant other than PH

Yup there a lot.

Last few month sell for 550+psf now dropped to 540+psf

Tally with the price I survey

550psf? i think is 850sf units. How about 1,007 and 1,138 sf units? also selling 550psf?
