Wow I read the earlier posts....so many negative comments about Setia Walk, so horrifying that put investors off. But as the years passed, the comments got much more better. Forum got a glitch if no thorough research is made & baseless comments are made.

Always a rule of 20/80. Means 20% people making money out from 80%. 20% of people can see things that 80% of people dun see. Means, the same will apply to Trigon too. Not many people will look good at Trigon potential. But.... After 2014, let see things happen..

Yeah very true....looking ahead are recommended. From what I know Setia walk was launched during the crisis 2009 & mostly everyone was negative over it. By now many developers are emulating Setia Walk concept. With the water features in Setia Walk...it exudes a cool feeling & being Malaysians, we really love the outdoors & el fresco style.

Nowadays the prices of condos are so expensive..hiking up so much. Even Seri Kembangan are fast catching up.

SW have to create "happenings" based on the latest trends to attract human traffic that not only benefit the business owners but residents. The attraction must be great to have a crowd-pull factor that pull crowds from the neighboring shops. SW copes the tropical heat by having water features & shop owners should have moisturizer fans that spray mist to create cool air. SW should plant anti-mosquitoes plants to drive away the pests. With all these in mind....living, working, relaxing & entertaining in SW will be highly desirable. With the beautiful landscape...lots of events, activities & festive season can be enjoyed. It would look romantic by having the mid-autumn festival there this year...with nice lanterns hanging on trees...bright full moon & nice classical music.

I guess the owners of Setiawalk should take pride in their properties & charge rental in accordance to SP SETIA's good brand. Slightly cheaper as compared to Mont Kiara but not so cheap as to cheapens the place.

Breakin to one of the software company in setia walk .alarm was  trigger when burglar trying to breakin but they didnt leave and hide at staircase instead, the alarm siren stop after 1 hour but no guard was come to check out what happen. Besides blaming the guards of their inefficiencies, the owner of the shop also didn't take initiative to check on his shop even when the alarm went on for one hour.ni thought the alarm trigger devise will signal via his hand phone?

Setiawalk residences are so in hot demand that property agents being calling more
than trice daily. With more developments coming up at so so locations at higher prices made setiawalk a gem & at affordable prices....

If investors who own shop lots or SOHOS, shouldn't be too greedy and ask for high rentals. For a mall to be successful, win win situations have to be applied I.e. shop landlords should rent at affordable prices, so tenants can sell products and services to profit all. If landlords are too greedy, tenants will leave & I am sure landlords will failed even if they want to start their own business. It's not a theory, it's proven. So shops' owners beware!!!!

Setiawalk is never a failure....read the passed comments & criticisms. Everyone painted negative comments about it, but it turned out a success. The only failure of mankind is greediness and it will always be. For those shop owners, common sense have to be applied if they want their business running. As for property agents, it's kinda of greedy and annoying always calling property owners whether they want to sell their units. Be more smart by making value-added for both tenants and landlords, rather then eyeing on commissions in a very
unprofessional way.

Setiawalk will never be a white elephant. Infact this place has spruced up the image of Puchong. Many propery agents are calling owners to let go their units for fast commission. Wise investors should have more holding power, without letting go their units. Owners should teamed up together to make sure that their properties are valued properly and rentals charged liberally. The water features with excellent landscape is one of the kind & Puchongites should appreciate its esthetic values...rather then b****ing about it.

Everyone blindly criticized about Mid Valley ...saying the location is in the middle of no where. But today it dumb folded many critics & turned them into fools. Action speaks louder than words are easily said to ignorant people. I guess team work of all property owners comes in to make Setiawalk a huge success. Owners must not be short-sighted & must apply win-win situations. A typical dilemma of Malaysians have to be discarded, and Setiawalk management have to also make sure things are put in order.

I am sure Setia Walk has most of the good ingredient in place to be successful but I am not sure MV is a direct comparison to this "enclose Mega Mall" vs "open Retail" concept...

Mega malls like MidValley, Sunway Pyramid and One Utama have a unique characteristic where they are not only "local shopping mall" but a Mega malls that able to attract crowds from more than 10km away.. Big Cinema, Big Anchor tenants, Big Bowling alley, huge halls and convention center to hold big events, Plenty of car park, and enclose with nice air-conditioning..

Other smaller malls like IOI Mall, Alamanda, Leisure Mall are more of local malls that only attract crowds from surrounding population.. even Setia Mall in Setia Alam likely more localized.

Setia Walk likely will be a local "retail outlets" which attracts crowd from Puchong.. If it aims to be Mega Mall Level, it has to pull out some special trick, really special mix of good tenants..

Of course I am not comparing Mid Valley with Setiawalk, I am saying many ...perhaps 95% people commented nonsensically on things they don't know I.e. making sweeping statements. The emphasis here was that they condemned Mid Valley's viability, but 5% people just watched on & viola see what happens to Mid Valley now!!!

Puchong known as murder capital of selangor. Bodies are dump into nearby former mining lakes. My indon friend told me. Sometimes indon murder a fellow worker they dump in those lakes. If ask puchong policemen nicely they will tell you puchong is label as kawasan hitam (black district) or dangerous area for selangor.

Common , ignorant & "small people" complaint & criticized on others. I once passed over a notorious city called Johanesberg and stayed on a hill heavily guarded by soldiers & German Shepherds. Looking away from the highly fenced perimeter, I gazed on this beautiful city called Johanesberg. The moral of the story is that if many complaint in their whole lives about everything, Puchong is not the only place for them to stay or other cities....they should stay behind bars, fences and anything of the sorts.....

I am currently staying in SW apartment. I can give a fair input to everyone here.

Ok. Let's start with something bad ya ..
1) The mall is dead in daylight. I myself cant think of any reason why i should go there. Hopefully TGV can bring change to this.
2) Access - sorry have to brag about residence part. There is still no proper access and exit from the apartment. I still need to go in via the mall and exit via the carpark. I dont think this problem will be resolved not in the next few months time.
3) Occupancy - After few months of VP, there has been very low occupancy. It is about 10 units out of 200 over units. I think mostly are really investors or flippers. I heard more coming in Nov.
4) Facilities - Despite VP for few months, some of the facilities are still not open for resident. The gym was locked all the time, the lobby is still empty, etc. Luckily the swimming pool is finally up and running last week.
5) Noise - This is frustrating as well cos my unit is facing the LDP, hence i get all the noise from the pubs and bars. The noise is so loud and it last till 3am .. However, it is on Fri and Sat only. The rest of the day is pretty okay to have some soft, relaxing, free music.
6) Now back to commercial, u can see some of the shops are doing pretty bad. Not all eateries are doing well. What more to say about other business. Basically if you are doing business in daytime then it's a matter of time.

Okay hope i cover enough of the cons. Or for some who want to bash me, let me finish off with the pros
1) The mall is alive, happening and kicking at night time. I myself cant think of any reason why i shouldn't go there if i want to have a drink. What a nice ambience. It is definitely one of the best place u can count on your hand.
2) Nice occupancy - As mentioned about 10 units currently occupied. Mostly are chinese, if not, then they are expats. I have seen 2 units ang moh, and one indian family expat. I heard another ang moh coming in soon. I think SW attracts the ang moh because they can have beer just downstairs.
3) Security - i cant say security is good just because nothing happen or who knows it may happen. Anyway, from what i observed, they are pretty okay and strict. I think they employed enough guards or maybe they dont need so many. But they made me feel safe. In fact, one head security can speak english better than me  unsure.gif
4) Owners - I have seen a few owners who bought for investment. One actually told me he saw prospect in SW and intend to rent it out until LRT and PFCC completed. I guess there are still many exciting news that can bring value to SW. I believe the owners are looking for long term investment and they didnt compromise to rent to ah chu ah gao because they want the caps to be higher in near future.

Very well said. However, I felt the same at One Utama's mall during day time.....slow moving & night time bustling with activities.
