People shouldn't judged on themselves & make uncalled remarks which are baseless. If one quote an opinion, it must be based on concrete details & evidences.

Saw advertisement for solace 3 bedroom unit asking for 650k. Any projection on price in 2 years time after completion of lrt.
*
I forecasted that the price in the future will jump due to the accessibility & connection via LRT & even by bus. Yesterday I took a bus ride from Setiawalk to KL, just refusing to drive & I really enjoyed it. Took half an hour to reach KL. OWNERS OF units should hold on & have long with holding power of their units & must have same mind set on controlling rent, in order not to spoil the market. Even I have lunch over there, prices are reasonable & I don't feel the heat of the sun, thanks to the water features landscape & at times quite breezy. Typical Malaysians' old & ancient mindsets have to be discarded about only having air cond malls, because this water features landscape is the first one in Puchong. At least Puchong has move ahead.

Its quite annoying having agents specifically asking for apartments to be sold & moreover with the kind of price tag. Perhaps this price only exist beginning of last year. If buyers can't afford to buy anything more than RM600k, they are welcome to rent the units. Agents should encouraged potential buyers to rent rather than buy. If buyers still insist to buy...can consider Trigon or else wil complaint in the future that they missed the boat again.

Puchong apartment rental is relatively lower than Subang. Setia Walk apartment has something to ride on, hoping that the commercial sector is moving, the underlying value would be greater.
Judging fr various factors i.e locality, concept, accessibility and rent-able quality,  I render SW as the best apartment in Puchong at this moment.  nod.gif

I totally agreed with you. Some condos without many facilities and not walking distance to retail outlets at Kelana Jaya are renting above RM2K. Retarded!!!!!

As for me, of course I will go to SW TGV for a movie...walk along the water features to enjoy the serenity of the water & plants b4 going for a cup of coffee after a meal. If I would go for groceries shopping...just walk over the bridge & drop by at Tesco. No need to be too stereotyped & typical Malaysians doing the same boring stuffs.

Of course only you & your son, because it's still new. I went to Siam Paragon cinema and only a few cinema goers. I even tried cinemas in Singapore..sometimes only a handful.

Skypod is within walking distance. Infact, it's quite far if you walk to the LRT station. It's totally different concept compared to SW. not based on bias, SW should fetch higher price as compared to Skypod...

this is your brilliant argument to justify higher pricing? the closer the distance is to a train station makes it more expensive? wow.
and i wonder why avenue k is cheaper than its neighbours.

Skypod is located behind Puchong Business centre. LRT is across the road & have to walk further to the end of IOI mall....with our tropical heat & rain...just imagine the distance...

Puchong has 3 giant developers namely Island & Penisular, IOI & SP SETIA. To make Puchong a viable & vibrant place, these developers should have a round table talk to make it a success. It's very much nearer & accessible to KL, hence much upgrading has to be made. Since most of Puchong is developed by IOI, IOI has to put in extra efforts to transform their so called Boulevard & Mall. Honestly speaking I don't have goose bumps walking in the IOI Mall, perhaps 20 years back this concept give me goose bumps. As for Island & Penisular, they are good in residences but a failure in office & shops. SP SETIA is good in innovative concepts & water features themed mixed development is brilliant, but attraction comes in with other efforts. Shop owners should not be too greedy & perhaps offer 3 months free rental & reasonable rental afterwards. Business proprietors should bring in trendy shops & concepts into SW B4 LRT is ready to capture bigger market share. Doom-Sayers should visit SW team to offer ideas based on proper research rather than complaining & making nonsense remarks.

To be fair, they did promote the event on their FB, also there are buntings hanging around outside and a huge larger than life poster of the models facing LDP. They did send out invitations, it was an "exclusive" party, with food by sushi tei and drinks by share tea. Maybe that's why some might miss out on this event. But we are living at this age wireless world, even property investment has gone wireless, eg. OPIN 1.0, 2.0, bla bla. So like it or not, social medias will be the preferred media for advertising.
*
I totally agree with you that social medias are fast catching up in Malaysia. Wherever we are, now we have global connection & there is no reason on not knowing about everything...

SW shouldn't have MCD...we want sophisticated crowd.

Added on December 25, 2012, 11:21 amSW should have nice international dining cafes serving a wide variety of cuisine. The ambience is nice with water features & lighting that make this el fresco concept our own Malaysian identity. It's a hidden jewel that will get much admiration if well branded & promoted. Nice bakeries serving nice coffee & tea house should be encouraged to join. Tea house should have nice concept to create the feel & not stereotyped. Those having unique concepts should market their products here, because SW is at the centre of attraction. Property owners should have long holding power to make sure they can get good tenants & not get ill-mannered residents. I felt that time will tell....hence if all the residential areas are filled & shops fully operating....doomsayers or non-knowledgable critiques will be proven wronged...

Sadly Malaysians are Japan worshippers. Sorry to say the wind of change has blown here & K-wave has hit our shores. More trendy Korean shops are more feasible. The trend has changed....

When u hv commercial and residential at the same place ..this is = messy ...noise, rubbish, smell , strangers, people smoking cigarettes every where...worse still if attached with pubs and clubs...People vomitting everywhere and we hv  seen drunk fella licking on glass panels
We experienced retails lots (clubs and pubs) with office upstairs..the vibration and noise at nite really tak boleh tahan...even office tenant try to avoid
*
Aiyah it's no different from residential area whereby restaurants nearby may be smoky, dirty, smell & noise level. Even rows of shops have pubs that are very noisy even if your house is in the same neighborhood. This concept of SW is a lifestyle & human are to be blamed if any bad things happen.

sw TGV is awesome. But food is on the expensive side.
I wonder if staying there, how to afford eating there every day?
*
Preparing simple food is easy, just cross over & get groceries from Tesco. But at times one have to pamper themselves by chilling out at cafes or fancy restaurant for reading & others.
