Last time R3 got 1 African tenant, always make noise after drunk, and we found out the tenancy agreement was applied by Malay as tenant. After that, we kick the African out n warned the agent!!!
If the Tenancy Agreement was signed by Malay ( usual cases by woman ) as a proxy, and if the owner found out the actual tenant is not the Malay or her, the owner has the right to kick out the PH tenant and terminate the contract., however, the contract is crucial where must stated, no sub-let is allowed.
But what if the owner acknowledge the tenant is PH ( himself or from the agent) and sign the contract with lucrative offer, say willing to pay 50% above current market rental value ( which is a lot ) and willing to pay much higher deposit / advance rental?
Obviously it would be tough for the owners to kick them out until the expiry of the agreement and who wants to rent to PH if not of the lucrative offer which tempted them to accept so?
For most of us, I am not willing to rent to PH at any offer, but I am sure a lot of owners out there have such different thinking matter, especially those outstation or those wanted to earn big rental bucks before flip it off at right timing or higher price in future.
