VIP Banking only gives you extra privilege of banking - accounts, where the relationship managers would call you if you would like to make transaction via fax or phone call provided the banks had been know you for some time.

For Loan Application, not much difference bcz most of the relationship officers are good at building relationship btw cust and banks, system checking and wealth management.

RM 400 psf? Bumi lot at lowest floor n undesire view ah?

RM 500 psf for non bumi I heard a lot, but nvr as low as RM 400 psf, even if really flood into SW retail, also wont sell as desperate as RM 400 psf.

See USJ One Avenue, basement parking was flood last year, most cars were hit n critical repair needed but still the price stagnant just for 2-3 months and now increased at least 5%.

I think SW quite decent dy.

Dusty sure got one, since ur unit facing LDP, which is multi lanes and busy most of the time. I don't think the management would allow you to cover the balcony with glasses and extend your living hall. Maybe you can try, or else install double glazed glasses and invisible grill which helps a lot.

The parking at retail under ground was really inconvenience and little troublesome, so, it just requires a few cars entry can cause a slow down and found jam pack.

Yeahh, agree with you. RM 50 psf increment from a RM 550 psf in 1-2 years, is just a mere est 10% increment, is quite achievable.

I think 45 minutes trip cannot make it unless no jam entirely.

If use Jalan Puchong - Kelang Lama, at 7am, should need around 1 hour.

If LDP to NPE, is faster but, when u reach Bangsar, it would be little jam for u to turn to Mid Valley.

The other alternative is use LDP and Federal Highway. I not sure how long from SW to Federal Highway takes but if after 8am, easily need at least 30-40 minutes. But from Federal to Mid Valley only takes 15-20 min ( moderate lot of cars )

From Puchong to Mid Valley is not as frenly accessibility as going to KL.

Not sure if he wants to reach by 8am, I think it helps a bit only. To reach by 9am is definitely jam at the toll. But if to reach by 10am, it is much clearer path except using LDP after Puchong/Sunway toll.

From BK to Puchong toll, at 7am going out will takes 15-20 min. If at 8am takes 30 minutes, rely on toll. If 9am takes lesser than 20 min. ( all based on non school holiday and moderate jam ) I assume the same for SW path.

70-80 units x 3-4 PHs = 210-320 PHs. If these PH flood in, they will have their frens x 2-3 to flood in to become PH Country.

Please say no to PH!

50% higher than market sure able to convince some owners out there. Its a huge amount. I guarantee this must be a project by college since Prompt Guaranteed Rental. It might be paid up front ( with tuition fee ) to the marketing company appointed by the colleges.

If the Tenancy Agreement was signed by Malay ( usual cases by woman ) as a proxy, and if the owner found out the actual tenant is not the Malay or her, the owner has the right to kick out the PH tenant and terminate the contract., however, the contract is crucial where must stated, no sub-let is allowed.

But what if the owner acknowledge the tenant is PH ( himself or from the agent) and sign the contract with lucrative offer, say willing to pay 50% above current market rental value ( which is a lot ) and willing to pay much higher deposit / advance rental?

Obviously it would be tough for the owners to kick them out until the expiry of the agreement and who wants to rent to PH if not of the lucrative offer which tempted them to accept so?

For most of us, I am not willing to rent to PH at any offer, but I am sure a lot of owners out there have such different thinking matter, especially those outstation or those wanted to earn big rental bucks before flip it off at right timing or higher price in future.

I think they are targetting anything service apartment with retails and shop lots in order for the students or PH's conviniences.

I think Skypod would be surely affected as well since it is so near Binary and most of the units are small size units and easily the high rental market price could still be affordable by unwanted PH.

Buy too near college sometimes can thought of goof rental demand but also bearing with PH / ME issues. Sigh. Esp low yah colleges.

The prob is how the marketing agents guaranteed it wiuld be 50% higher than market rental?
Say market rental for 1007 sq ft is RM 2000 f/f, then they can confirm RM 3000 rental but who signs the tenancy, the Binary College or PHs?

It cannot expected Developer, MPs or ADUNs, Management or JMC to enforce a rules for owners to keeping PH at bay n not to rent to them as they are the one who paid money for the house.

Please ensure a stricter house rules, say 4 pax max per unit, all owners must ensure their tenancy with agents submitted to management for tracking n filing purpose, do anything restricter PHs or MEs to make noise, house party and make them uncomfortable to leave themselves.

I am sure there are small percentage of owners do not know the exact tenants or would not buy the rules of not to rent to PH when there is other option for them to get a cash flow where he cant get from local tenants and facing fierce competition itself.

I am supporting you guys to kick out the PHs slowly. Really pek cek seeing this bunch of ppl.

If this incident happen, I can say 9 out of 10 single ladies ( esp those air stewardess or those modern nice looking or clubber ) would not enter the lift. And if she faces similar problems at least 2 times in a month, she will move out after 2-3 months.

I would like to comment that, 10 of the units rent to PH, in a year time, 8 to 9 units would be in rundown mode and looks dirty, especially furnished items like sofa, dining table, kitchen cabinet top and worst of all, wall is dirty and floor tiles would be very terrible condition due to they like to wear shoes inside the house.

I think the owners of SW should stress to management that, issue out a memo that all owners rented out their units no matter locals or ME / PH, must submit a hardcopy of Tenancy Agreement to management for filling purpose where, JMB and Management double check the unit should not treated as hostel, not more max pax per unit ( depends on rooms ) as well as NO SUB-LET the unit to anyone.

A few of agents caught using proxy ( Malay woman ) sign the Tenancy Agreement on behalf of PHs and agents showed it to the owners. This happened for few units at The Zest and once caught, the PHs kicked out immediately.

I think I wont believe that all the PH whether male or female are really students here. Maybe majority but certainly not 100% of them.

I used to ask some Ivorians who sell wallet / watches walking table to table. One of them ( Muslim ) told me he had MyKad provided he agreed to do contribute to the government once in 5 years. Another few told me he had to take students identity to come to KL for short term jobs instead of studying and they had runners to do this for them for a some fee.

I suspect our colleges in local area also trying to earn some bucks by arranging these ppl to migrate to KV by offering them students course and whther they attend or not, they are not bearable wih it.

OMG, meet the same 2 PHs every morning is terrible awakening morning before works.

This is scary especially for ladies as the 2 PHs surely known the level she staying as well as time schedule of going in and out.
