yeah not easy to meet all requirements to take loan from my company. must be:

1. residential title. no commercial title land. so no service apartment
2. ok, if residential title can but cannot have commercial nearby within 500m (kakaka)
3. limited budget based on rankings in company.
4. maximum loan is 25 years
5. no joint loan with banks. can only joint loan with wife if wife works here as well. my wife left the company already. kekeke


really not easy to meet all criteria. so i mati mati will find any property to meet these requirement as the clock keeps ticking. the longer i wait, the lesser years i can loan. lol

It is a known fact that sps quality is rubbish. U can compare with gamuda, inp and sime darby. No match at all. However township wise, sps is better.

I tot putting inp into sps? U know which project suddenly comes to mind?

That day me and pentas peeps were questioning. How on earth can inp manage such big commercial project like this: https://forum.lowyat.net/topic/2425360/+3820 check out the commercials. Inp has never done such attempt. Now i think it makes sense if we put the pieces together. Just imho

not so confident in:

1. securing a unit
2. holding power before getting good appreciation. how long have to wait? 8 to 10 years?
