Agents promoting this property in HK. With the current political climate in HK. I think that it will sell well.

I thought this golden emperor is supposed to launch something on the former cinema site next to sg wang?

Unless i got the name confused.

This company is just an agent, not a developer. They are very active selling properties from Thailand and Vietnam to HK people.

I recall that HK folks tend to be arrogant. Hopefully I don't have one as a neighbour in the near future.

As a HK people, I would say that HK people are generally very protective to ourselves and not so friendly. This is due to our harsh and congested living environment. So, sometimes we do not know how to get along with people like Malaysian who are generally very happy and friendly. rclxub.gif

Not saying that you guys/gals are all like that. Apologies on what I said.

It's just that my last trip to HK, some were okay but not friendly and we did bump into a couple of arrogant ones. Plus the fact that I saw my parents being told off by the cashier in a HK restaurant in Perth when they spoke Chinese to the latter, it really didn't leave a good impression on me. Didn't help that my acquaintances also reported the same thing when they last visited HK.

No worry. We know how we are.

I agree with your view. HK people don't really like Singapore as it is as cramped as HK and expensive. HK people has been investing in Thailand and Vietnam. However, those two countries do not suit HK people for living, due to language and cultural problems. Western Malaysia is a great place to HK people... and they have started realizing this fact.

The only two things stopping more HK people from buy up Malaysian houses / condos are: 1) racial based policies, 2) high crime rates. Otherwise, we HK people will buy, buy, buy... in Malaysia.

As the political and social situation is deteriorating quickly in HK, be prepared for a big in-flow of HK people with their buying power. Most people applying MM2H have been for retirement purpose in the past, I expect that many more families with kids will start coming to bigger cities in Malaysia. So, international schools and properties around them will prosper. Just my opinion.

I don't mean to talk about racial policies. But indeed, no matter you like it or not, that is the image Malaysia has projected out to the world console.gif . You can ask other HK people... that's the first or second thing coming up to their mind if you ask them what they think about living in Malaysia.

Not sure if the extradition saga (one among many) is temporary or long term.

I wouldn't be surprised if many HK folks migrating here will opt for subsale or nearly completed under-con properties.

For a project such as this one which will only be completed in 4 or 5 years time, I think most won't take the risk unless they don't mind waiting while renting a place nearby, or even bunking in with their relatives who are already here. hmm.gif

But if you ask me, 4-5 years is an awfully long time. Who knows that the US-China war could've ended by then, or escalated further, or the current Chinese regime develops a soft spot and leaves HK alone or decides to ramp up the interference further, etc.

This is just my thinking and I cannot represent the majority of HK people.
The current political problem is only the latest issue after a long series of issues in HK. It has great great damages to the HK society (most people in HK would agree to this, while they cannot agree to all other issues at this moment). A second wave of migration trend has already started a few years ago. I can already see that this wave has accelerated as many of my friends have asked me about migration in the last few weeks. There are mainly two big groups of HK people looking for migration: 1) people want an insurance so that they can leave HK if the situation turns out to be really bad; 2) people who would like to send out their kids first as soon as possible. For 1, Malaysia's MM2H is a perfect solution to them and they will not come to settle in Malaysia in the near future. For 2, they will come buy / rent big units for their wives and kids.

HK people still have loads of cash and eager to looking for places for investment. So, no matter group 1 or 2, Malaysia is a good option to them. MM2H is indeed a unique solution not available in other countries. To people in group 1, 4-5 year is perfect to them. Group 2 will buy subsale, or rent first and buy new units.

Most condos in HK can be sold for at least RM 3.5 Million, investing in a 1.5M new condo is not really a problem when the payment is spread out over a few years.

Sorry that I talked a lot about HK people while this forum topic is really about TRX. To me TRX is very attractive to HK people in Group 1. HK people is already a major buying force behind the new developments in Bangkok. That's why I think the HK factor could be affecting the success of the TRX sale. I guess, we will see if I am right or not very soon.

This place is much like the West Kowloon Development in Hong Kong. It was a success in HK.
