HAHA... my memory not so good, so i checked back my old posts... but nope, i didnt discuss on other properties... however, i was initially invited by a friend to go for TWINARKZ pre-launch, and after that we just walked into KR2 office and then started my research...

i did look at le yuan, 288, arte, zefer... but still prefer KR2 location... and then was considering KR1 also...
*
KR2 sales office very good Feng Sui , can suck the person walk by and once come in, must book one before leave the place.

Unsure of the remaining units but bro ronn may update us later evening if he go wif his colleague.

The developer seems to have no plan to market the Lvl 1 units. It provides a luxury lifestyle living, something like semi d with huge piece of garden / extra land at the highrise but the low flr means facing near highway or directly LRT, it was a setback for them to sell. However, I notice foreigner prefer this.

I feel the dev should set the Level 1 units for lower maintenance fee. If not, the 2k sq ft unit easily cost a bomb by collecting rubbish.

I did asked the dev whether they wanna sell to foreigners. But dev said strictly no. If not, I think I can help them.

I do not expect the low floor big size units can sell easily although the location is good and price is a lot cheaper than high floors. But they are bullish enough they can sell it later on after S&P stages are all done.

Hopefully they wont follow TT Group to tag it as sold and then later on, upon VP, quietly rent to low class students as hostel and Africans.
*
Last time I asked can put awning for the ground floor unit but the Sa said no, so better Dun take the risk to be a rubbish and cigarette butt collection centre Lo, but I noticed some ground floor units are taken also , any ground floor Buyer here?

Hi all taiko,

received call from lawyer asking to sign S&P & bank letter of offer together, so we need to pay the following fees right :

1. S&P legal fees?
2. Loan legal fees

anything else? Lawyer said bring cheque book for payment about RM7100, my loan amount is about RM545K, is this reasonable?

Bro, you only paying Loan legal fees as S&P taken care by developer. The amount seems alright for me cos I'm paying 6K plus for close to 500K loan, perhaps you like to reconfirm with the rest.
*
Hi Bro Xccess, yea, if yours is 6k plus, guess my loan legal fees is reasonable, the lawyer said this is after the discount, still a huge amount... blink.gif any other buyers can confirm the amount??

So how much for a 613K loan?

Also, can we put 2 names on the S&P document but only 1 name on the loan doc?
*
there is a formula for loan legal fees?

if your loan application is 2 names then must be 2 names, cos loan application is depends on the borrower's qualification. If one person can meet the loan requirement, one name.

Sigh, no choice since it had been open for preview since Dec and public since early year.

If a lot units left, guess, u have no appetite to buy back then.

I checked today, the T3-11-03 Type B4 was tag sold but not sticker. Dunno whether still available or not.

A good unit still.
*
Bro Chris, how much is this unit?
