Just recently went to view the 2 1/2 Storey Terrace at Sinar 2, Bandar Saujana Utama. For intermediate, starting price RM550K with a built up of 2402 sqft. I tried using PLUS Highway (Exit Rawang Selatan) and Latar Highway from Tol Jalan Duta, cost about RM6.90 per trip. Although the main entrance can get really busy on peak house, there are other alternative using the back entrance and exit straight to Latar Highway. For 2 storey terrace, intermediate price is about RM430K with a built up of 2100 sqft.

This is the model house for 2-Storey Terrace. I was informed that phase 2 has already sold out and phase 3 units are open for sale for RM430K.

I booked 1 corner unit before, after signed SPA the salesman told me that he giving me the wrong price which is BUMI price...

they only discover the mistake after we signed SPA, and the salesman try to ask us bear for the additional 7% cost which is not our mistake...

if anyone interest with the house, please ask carefully of the price and black and white. besides that do not agree 100% loan offer, else anything happen you have to bear another 10% cost...

i was cancel the purchase due to they did not give us any solution and late feedback.

you may consider sunway alam suria 2 1/2 storey buid up (2317 sq. ft) starting price Rm675k (3% discount, another 5% rebate for non DIBS package) show house js ready last 2 days.

which is more near and nice environment

IMHO, 2402 SQFT for 2 1/2 storey is quite small b/up.

Most of the project I know is at least 2800 and above for 2 1/2.

Anyway, the design is good but location is quite far

It depends on how much is your budget and your willingness to own a landed house far from the city...but if it is for investment, why not...soon there will be the biggest mrt project starting from sungai buloh...looking at the price, you can't get this price for a landed dsth in KL or surrounding area...looking at the current demand, people are looking for landed house within thier budget but if your budget is more than better invest property near the city...

This a leasehold project...not G&G..there is a freehold project in bandar seri coalfield.. biggrin.gif

100% they will mark up the selling price, in your SPA the price will be mark up price not original price.

if anything happen will just refer to SPA price, and if you say developer mark up the price to let u get 100% loan you are actually break the rules.

developer will protect themselves and will not provide any black and white to you, this is what i face with them.

where by other developer will not mark up the price, they still selling the original price but they give 3-5% discount, and additional discount for non DIBS loan.

some more will provide all the black and white for the discount and rebate.

you can still consider it, but please ask some proof of that...

when the problem happen i call to lawyer and ask for advise, lawyer say due to no black and white they will not admit they mark up the price.

i also call to Kementerian Perumahan to check the selling price that the developer submit to gov... they are clever... the price they submit to gov is much more higher than the current selling price... so kementerian perumahan also cannot take any action to them... at the end if i not agree to pay the 7% extra which is Bumi discount (Their mistake) and they do not admit they mark up the price then based on SPA price i need to pay 10% more than the original price...

hope they wont repeat the mistake again.

i see..so the conclusion is, the problem is came from 7% bumi discount la..and then after u refuse to pay additional 7% discount to cover their mistake , then they comeback with " mark up price " to push you to cancel ur loan signing...clever

So far im already sign off loan offer from public bank for sinar 2 ( 2 storey type ), (mark up price is RM 466K ) the loan offer is rm 420k + MRTA RM10k = Rm 430K . after read ur post here , im a bit anxious about my signing. Recently i already contact glomac sales person about their " mark up price " , he told me to not to worry because the will produce a letter " credit note " to state i will not have to pay the 10% markup price. But its okey, im wait & see the progrees of my loan offer if they need me to pay 10% mark up price, i have to cancel the agreement

As far as i know, for BUMI buyers there shouldn't be a problem because what Glomac is offering is the actual price not mark up price. For loan application purposes, they have to submit the actual price for you to get the 90% loan (current offer by most banks). For instant, currently based on your statement for the 2 storey Sinar 2, the actual price is RM466K so if i'm not mistaken, Glomac is still giving you the 7% (bumi discount) + 3% (developer's discount) = 10%. In this case, you only have to pay RM419K (after discount) by which you've already got the offer from public bank (RM420K) and in other word, you've already got your 100% loan..correct me if i'm wrong...

Sorry, there is no bumi dicsount for my lot & i buy this lot as open lot, the salesman said-..its "open lot" ..there is no bumi discount for next phase at sinar2
