No Idea... I not think for short sale that I planning keep the house 1st priority for family.

But if ask for my target after vp, then I have to do proper calculation including cost of interest rates, MOT, GST, Legal fees & others. Let say if the house RM880K atleast put on my price with 1.38mil after vp. Cant reach the price? Sorry I not interested to sale. biggrin.gif

You also just concluded to purchase P3? I dont think you can avoid la.. i've decided to put as much spare cash into my flexi account as possible to reduce the interest amount. Not that it will be significant, but it is better than nothing. I am accountant by profession and i count to the penny... sweat.gif

Also, we paid the most for P3, so in fact our capital gain will be the lowest as compared with other fellow Pentas owners.

I suspect upon VP, we would be lucky to get 950K. More than this amount, there is actually quite a few other choices in the market for potential buyers.

Yes, almost to finalised & waiting bank approval letter. Yes, better we have full flexi that easy to reduce interest. I will not able escape to sign it later after approval reach on me. I hope my business can earned profit 200K within a year so I able to reduce more interest. biggrin.gif

Need 100K for furnishing? Depend how you spend it. Not necessary all go for branded like Lorenza sofa. I will put it semi furnished from important things like Grille & Kitchen Cabinet.

For 6 bathroom I will installed 2-3 water heater. Buy York 1.5hp for living, Panasonic 1.5hp for master room & 2 x 1hp for bedroom. Maid room tak payah lah. Furniture I got friends can help me to put high quality with good price(Cow leather but price cheaper than Lorenza not sale for branded but for quality).

Claimed it's 880k should be intermediate facing south & garden.
Refer to brochure for P3 facing garden have advantages that outside a gate till a road side maybe extra longer. So can park your car straight facing gate.

You so smarter !! I was told by someone last year Nov, JB is a good investment now. Especially, coming GE13 in Johor are big changes. Kit Siang are competition there. How other guys think? Some more Legoland are quite successed to bring ong the place now.

PJ too many exit point where alot of cars try used a shortcut to escape jam on Federal Highway. The case different to compare our Pentas only single entry, if true by ufo et mentioned beside Pentas land no more medium cost apartment.

So, can provide proper guardhouse for single entry before small roundabout. But there need more time waiting all vp in Pentas land. Please refer to landscape shown in this thread.

I disagreed !! Unless we can demolished 60cents Toll, I don't mind AI is no Big Mall.

But we staying AI township, good amenities & commercials very important for AI residential to avoid pass-by Tolls IN/OUT everytime.
Supermarket, Wet Market, Big Mall & etc very very compulsary till we no need go out to KK or Subang again.

I have a doubt when there mentioned for built-up sized. A different developer have different specified of Built-up.
Pentas consider of AMS = All measurement sized, including Cover Car porch/Balcony sized.
Certain developer are IMS - Internal measurement sized, wall to wall.

Pentas 3 declared Type-A 3,500sqft that include carporch with cover. If use IMS, it less than 3000sqft. Please correct me !!

We can't say that kena con. Just we didnt check properly and brochure never stated IMS or AMS. Usually, highrise property, bungalows & semi-D prefer use IMS. Brochure will explain land of size and inner built-up different.

Usually P1-P3 are same AMS. Compare P3 have two different type A1 and A2.
A1 inner 59.4feet x 25feet, and A2 inner 54.4feet x 25feet. Meanwhile, A1 from living to kitchen longer abit 5feets. But I confused where another 500sqft, that declared with 3499sqft?

Seems, would need specialist QS or consultant to check. Or architect drawing can help us to verify on actual sized.

Just pass-by Pentas area. They are under progress entrance from main road enter to Pentas. Divider removed and digging. Don't know how the progress, as Ang Ang said maybe install traffic light. I guess end of this month will finished all road tar for P1.

Hopefully no traffic light now. But might we need it in future. Traffic light for Pentas is ok to me, but for those used a mainroad to pass-by or skip Kesas toll RM2.00 mostly from Jln Kebun will argued.
