If you buy a subsales property, then you need to engage a land valuer to value the property you are interested.

In norm, the valuer will base on the following :-
1. The latest transaction in that area / near to that area
2. an increased of 10 - 20% of selling price of newly VP unit

But, if you are buying a unit from developer, you are UNABLE to markup.

I believe, the gated and guarded issue has been repeatedly voiced up in this forum from version 1 & version 2.

I wish to make a fact to be known for all here:-

1. To be LEGALLY gated and guarded, you are required to construct the development as STRATA development.

2. Legally, the development are NOT ALLOW to put up gated before VP / CCC

3. Legally, even you have 80% or even 100% owner signed off to agree to put gate BEFORE VP, the developer STILL NOT able to construct before VP. As, it is against the approval of building plan and against the By-law

4. Legally, if you put up gate before VP, i assure you that you wont get your CF / CCC

How to help?

Building Plan is stated without gate or fencing. So, what you think we can do to help?

Don't care of the authorities, ask someone to erect the gate?

Who dare to sign off the CCC / CF?

If you try to bising the SA... they will say is like that lo, what can do?

If you send email to I&P, they will say authorities / building plan say like that, can not do anything

My rule is very simple,

I don't want the talks from the SA or whoever it is.

Give me the brochure. I will personally go to MINISTRY OF HOUSING to inquiry.

If, only words by mouth, I have to say sorry. I'M NOT CONVINCE.

You ask your bank to caveat and pay himself la. Because your unit title is belongs to them.

Dont be stupiakly pay for the bank. They should be more worry than you.

1. I&P DIBS is calculated based on the the one year AFTER the FIRST disbursement of the loan. Even if you sign your S&P before Sept 2012, your DIBS only started by earliest Oct 2013. By Oct 2013, the house is V&P.

2. I&P always very linear for the purchaser to settle their 10% deposit, ie: given a luxury of 60 days to settle the remaining 10% deposit upon after signing the S&P. You even can apply to extend the 60 days.

3. Let say you had purchased a unit in Pentas 2 and I&P really do playing the pinning game, So.... what can you do bout it? My sentence maybe harsh, but nothing you can do.

For you to increase the price, I&P required to submit and application to MOH (Ministry of Housing) to explain the rationale to increase price. Moreover, I&P do not have the culture to increase price anytime after launching.

The truth and the danger is P2 + P3 are selling at the same price psf, and still have unsold units of 21 +37 = 58 units. If by the time P2 VP in < 11 months time, still have available units from INP at the same price, it will definately affects the appreciation potential, then investors will need to wait till all units from developer to be sold out then only can flip. Or else, the investors will have negative return after taking the consideration of interest paid, legal fees, and other expenses. Many may not see such risk.

Call me an Evil, i dont mind, i am just helping those who has invested to see the other side of the coins.

1. The architect may not applied same height for both living and family hall.
2. I dont think Pentas has double frontage. Double frontage means you can access from the front and behind. Explain in a layman term, you got two main entrance.
3. Depend on the developer. In norm, the brochure will indicate gross area.
