AI appreciation for own stay due to built-up area. AI owner need holding power for 5 years minimum.
It b'cz alot empty land for future project here. I&P project since 2006, now 7 years ago. Picking-up like Proton vs Hyundai, where Proton definitely slow.

I suggest AI commercial sale to SPS, then market got hope.

Otherwise market collapse affected surrounding of AI, KK, BR, Botanic and nearby.

Someone would say nobody care Freehold or Leasehold.
IMO, I will put it concern a Freehold for House but Lease/Freehold for Shop.

I not care Shop is L/H, as long as good amenities, higher demand, more transact & good rental income. But sure not for House.

Assume for certain Shop in matured township at Pandan Indah, Taman Segar-Leisure Mall, Taman Connaught, Sri Damansara, Kepong-Carrefour, Desa Park City, USJ Taipan, Bandar Sunway, SS15, SS2, Kota Damansara, Setapak Genting Klang, Puchong IOI and others. There is township with mixed Freehold & Leasehold.

Why should I care that about Leasehold commercial?

I assume ong place like Kuchai Entrepreneur Park, if L/H sale 1.5mil(Grd Flr) & F/H sale 1.8mil(Grd Flr). Then what should I to worry? Price will offer base on L/H Slightly cheap but still have market valued.

Nothing to Disposed. IMO that later on in AI build shopping mall, I prefer PARKSON, instead of AEON.
The reason for Parkson become better, improved alot & good reputation. AEON still a good chance but I found surrounding Klang Valley too many branch in 2012. That bring competitive & not attract visitor within short distance around Bkt Tinggi Klang, Pyramid Jusco, Setia Alam & etc.

Or you got better opinion to share !!

For the meaning Rigth Hand got 90% the other left hand 10% difficult. If Left & Right with 50% is OK.

Be frank, you look around beside Carrefour a few row of shop very quiet and alot empty carpark. If ong place this cannot be happened.
I still surprised why a Citibank is open there but alot of empty shop.
I have come to the place once a month to settled my electricity billed, look around very slow & quiet.
No restaurant here, that I need drive to behind AEON got 1 row shop have to eat there.

Finally I can saw a photo already with road tar. I hope 1 week later road 100% complete with road sign & lining. Don't know car allow to go in if finish after 1 week later?

UFO-ET, I don't think P1 & P2 achieved price RM900k after vp due to next project same 25x85 coming soon. Developer mentioned next P3 have future launch may the price higher than P3 RM50k extra?

Then we should wait I&P 80% after launched for superlink home by 2015/16 and commercials vp. I hope commercial launch by this year that expected vp next 2-3 years. All expected 2015/16 will get appreciate of price.

The price was mentioned by SA, may not true due to estimated.
As a UFO kor said, Nukilan3 suddenly surged up to 680k from 508k.

It also to happen next launch 25x85 from 1mil, if possible. But due to bank loan is tighten, I&P still worry some. Especially over 1mil is not easy to take 90% amount for loan.

Me too personally went to TTDI showroom to compare I&P. The most luxury interioir I will choose for Pentas.

IMO, TTDI land too limited. They are mostly gave a land size around 22x70 but 3sty built-up similar to Canting 24x80. But we cannot think about single advantage of built-up area same size, which is carporch more important that I&P wider around 24feet or 25feet.

It is apple to apple.
