why dont you guys consider Tropicana Cheras at Rm1.49mil less 13% with loads of freebies? It is semid with 3 storey and 4k sq ft!

It is really hard to envision Damansara prices at Cheras/Balakong area. I dont understand why it is called Cheras 9th Mile as I lived at Cheras 9th mile for 15 years and it is at Lagenda Mas area....

Maybe it is 20% discount instead of 20% increase? TC giving 13% discount plus loads of freebies which adds up to almost 20%! Not advertising but cant help comparing as the projects are so near, though one is mpv and the other is elite sportscar.

Maintenance for the car park is more expensive psf than the condo! At Rm35 a lot, assuming 10x10=100, cost is Rm0.35 psf....really expensive.

I visited the Window on the Park today and interested in the Penthouse unit, 3307, I think. Price is close to Rm1.5mil before discount. She told me ph has 4 carparks free but have to pay RM35 per cp per mth. At least she told me outright. The RM8k is only partially refundable if you fail to get loan from 3 of their panel bankers! They will deduct Rm500 and she actually told me Rm8k non refundable deposit....I think she is very honest.
Next...though the PH layout is nice, I am not very happy with the facilities....beside the huge park, you only get a 50 m pool, gym and aerobic hall. There are 2 badminton courts in LG and the children pool is in BLOCK C! Not convenient at all for adults with young kids... Imagine walking to and fro in your swimming gear. Maybe I am asking too much but I expected a little more facilities than just the basic stuff. Jogging track, quiet park is very nice for those who love the outdoors.... I prefer some reading next to a fire place or at the pool....(lazy bum lifestyle) There is no access cards required for the facilities. Once you passed the guardhouse, you can walk into the park, pool and gym with no further "hinderance"? Added on October 18, 2012, 5:13 pmThere is no sauna, steam room or jacuzzi anywhere. Eh...yes, the balcony railing really lose out to Zest! And, you cant do anything to change it! Would be nicer just to enclose the balcony with glass doors and reclaim as living space.
With that type of pricing...I think landed is better value, especially there are SO many to choose from in that area ... RM1.5mil...I will buy Tropicana Cheras with eyes closed. |

Besides the car park issue, I want to ask a few questions on the facilities. For the price they are charging us, is it supposed to be an high class or mid class condo maintenance fees?
From what I understand by looking at the layout. Once pass the guardhouse, you are free to walk into any facility without further hinderance. From the model, it seems you can just walk to the pools and gym on either block as you can use both. Based on my current clubhouse facility, I have to scan my card to go into the clubhouse and sign in for spa/gym/mph facilities though there is no need to sign for the pool. The linear park is open to all. Based on WOTP, all the facilities seems to be on open ground. No gate to block anyone from using the facilities. So, if you have passed the guardhouse, you are practically free to enjoy the facilities at the owner's expense? I find it strange to have the baby pool so far away from the adult pool. If you have kids, either your kids swim or you do. I wont want to leave my kids with the maid in the small pool while I am so far away at the adult pool or gym area. I think this concept is unique to WOTP as all other condos would have the pools next to each other. Of course, this would not concern the investors, just the actual residents. One question here, how much will the bank value the property after vp? If the apartment is based on spa value, say bank increase it by 100%, it will be Rm200k, but your cost is RM400k. If you want to sell Rm600k, how is the buyer going to get financing?
I do not know how much of upgrade can be used in valuation. Thanks. |
