Item 1,2 & 4 add up about RM50psf? If yes, then RM430psf not too bad wo. Item 3 is already deducted from RM480psf right?
If buy for own stay, then no comment. If buy for investment with this price you can have more options perhaps.

Any unit near to cemetery, oxidation pond, highest floor, below or near the water tank unit may not fetch a good price comparatively. You may find hard to get loan too. This is what mortgage officer told me.

With that price, it is very sayang if the building is not certified by Singapore BCA Green Mark like what Sunway did for their building. Since the park concept is so Eco-friendly, the developer shall do it then only can compete in long term appreciation.

The park could be the cooling factor of the building. By using the eco paint, the heat of the building can be reduced thus reduce the utility expenses of air cond. The water from the rain can be saved to water the plants inside the park. Use solar generated light at the park to reduce the electricity too.

The park is the selling point. However if to use high cost to maintain like park, long term residents will suffer. If no maintain the park then the condo value will be heavily affected.

To become green building may not necessary to be very expensive. Zefer hill may be example. They start selling at 400 Psf only.

Their idea is to build a condo inside the park. They should position it as Eco-friendly building.

Perhaps put more consideration on other factors too.
1. Bare unit or partial/full furnish to get RM1500?
2. Target tenant student or family or working adults?
3. Competition from other condo nearby may supply more than demand cause the rental price stagnant? How many units of condo nearby offer to rent by estimation?
4. If ppl afford to pay monthly rental RM2000, they may have purchased and pay monthly installment. By paying installment of RM2k, they can own a condo value around RM300-400k. Then why they rent and not buy?
