I went there today too. Progress up till 1st and 2nd floor if not wrong. for certain blocks.
Sales are good. except for larger units which are still unsold. Btw. There will be a new high rise directly next to WOTP near block C at the back of Beringin Avenue. Wonder how will it affect WOTP.

Yup. Lumiere. launching next year i believe. Leasehold though. Through the SA description, gives me the impression a merging of VINA (lots of facilities) with WOTP (the 4 acre lush green).

Well. i think at night it has their crowd. but during the day its an empty shell. most of the shops are vacant.. its suited more towards night life i believe.

There are few more service residence coming up in alam damai also. but not launched yet.

True with what you said about alam damai. But hopefully Avenue 6 by Uda will change the place. i got to admit their lake valley's lake is not that bad and the semi d and bungalows surrounding the lake is a nice view from far. Hopefully it will turn into a commercial hub sooner with more banks and shops coming in. I think paparich and citibank would have done their research before moving in. and hope that btho will pick up after the completion of MRT.

Well. just my guesstimate of the location of lumiere. since the SA say its directly next to WOTP. and that land is flattened. But hopefully it is. It's much better than light industry in my opinion.

ya. was told it was within alam damai area to cater for the PRIMA housing. based on guesstimate location, it is nearer to WOTP than line 1. But not sure is there any roads that link WOTP to that part of alam damai.

Yup. I agree Wotp is not that bad a location. Hopefully more banks will move Into avenue 6. An area with banks will normally perform well as it attract crowds. Haha. At least now we have a Citibank that not many place have. Hahaha

Heard some people saying maybe will launch at Rm550 psf. IMHO it is expensive because most likely its not with dibs. we are buying at the same price in WOTP but with dibs. Also its leasehold and the land is previously on a pond. if u check street directory or google map u can see. and i dun think the green concept similar to wotp. should be like vina. cause the total land area is 6 acre. and they say they have 4 acre green. so mostly on car park i believe. but it does come with more facility. I would still prefer free hold than leasehold like wat kvsual said.

Ya. Agree. It's juz the matter of disposal. Am Sure after would want to move after 20-30 years staying there at most. It'ss be hard to dispose of a leashold at 60 years. And worst of all at a premium price. This is a worry we have to deal with and not our next generation. Yes I agree we can extend the lease and all. But of Wotp is next door and gives the same feature at the same price. Why would I wanna trouble myself to buy a leasehold?
But i'm not against leasehold. If the leasehold property has more benefit than a freehold. I would still choose a leashold. 99 years is long. But in the case of lumiere and Wotp. I dun see a reason to buy lumiere unless the concept launched is really breath taking.

Well. In 3-5 years. Btho may become a place where many daigo prefer to live seeing as many semid and detached units. Wotp located near beringin avenue and lumiere is a good thing also. But still the higher units facing south can see balakong light industrial. So I personally think units facing north is better.

But I dun see a 5-6% rental yield as our entry cost is so high already. I dun think ppl would pay that much for cheras selatan. Even mk dun have that many with that yield.

But if if uda land successfully make the commercial hub a prominent one. We can expext great appreciation and yield.

Also it would be a great plus if the van provided to go to the mrt station can also drop by to jusco cheras selatan, lake avenue and aeon big. I think if the van brings us to amenities nearby, it would increase the property value and demands. Hopefully the fee charged is not too high

Actually Kajang prima is slowly picking up. It's not
Happening because it's so close to semenyih while
Kajang still has many potential. But if u look at the price there. It's picking up. The type of shops opening is also increasing. Such as shabu shabu, Japanese cuisine, and few others. But will still take time for it to mature as connectivity not good. Only
Access is jalana semenyih who is always jam

Btw. There is another rare bank. UOB bank which is not that far away. Considering its rarity. It's juz in desa Cahaya. If natur has an access road coming from this place in future. Wotp to UOB will be less than 5 min.

I have a hypothesis. Those that purchase 2100 above are loaded with bullets or plan to buy for own family stay. So I think the 300 sq ft difference does not cost much to those loaded or those for own staying may nid that size for a bigger family. But this is just my wild guess. Who knows because the lift is nearer or wider balcony is their preference

Maybe they want more privacy and less noise? The nearer you are to the park the more your exposed to these things. Buts it's nice to have a small garden. You can plant your own flowers like a landed. Btw. What are the prices for premium units?

Ya. should be. since those buying this large size is hard to rent. i don't think their renting. most probably for own stay. And since own stay. the larger the better as long as they can get the loan. Big family maybe, or they may want other utility rooms. haha.

True. But well. We won't know what people think. Eqch have their opinion. Maybe they think that amount is small? And doesn't affect them much. Like i dun understand ppl spending 6 mil buying condo. I prefer spend 6 mil buy landed but some ppl think is worth it. Well. Now at least we know 2400 is more preferred than 2100

Wow. Really doesn't look bad. Yup. I blieve that is lumiere. But that would make their entrance cacat a bit as they hide behind beringin avenue. Anyone know the houses at the end of block b? Looks like semi d. The hill infront of Wotp looks nice. At least with that terrain. We know there won't be a development there so soon. Wonder where the road will connect in the future though

Well, am guessing but the Block B north wing may have a slight chance to face KLCC. but that is a very slim chance, i think nearby condo like vinna will block that view. But who knows. But another view is genting. Its facing directly at genting. But then all you can see are lights of course. Nothing clearer. Another view may be lake valley's park and ampang area.. haha...
