most of the time, if got taker to ur unit, then deposit will refund minus some admin fee. If No taker, u wait for it.

Thats why most of the time here, u always see a lot jokers here posting "im got a unit to let go" thats why.

great, u got my attention to it. because such combo type of purchase really giving headache nowaday. Thats why earlier some banker refuse to fund for it as it is meant for medium cost unit compliance.

Not sure if housing ministry found out such later, what will be the action or penalty to developer. better dont let authority find out. Developer cant outsmart authority.

A lot grey area for this type of combo. No choice, worst come to worst, hold it until expiration of RPGT, who knows, maybe next year 2014 budget, government extend the RPGT from 5 to 10 years?

the report must substantiate with something to proof it is worth rm500k for that moment. but with what? becoz neighbour unit also selling rm500k?

It is like im having a piece of 1 acre land in KV, i bought the time only rm300k, can i ask valuer to mark up the land until rm20 million? then i run away with the finance loan or declare bankrupt. profit for me, dumb dumb to bank?

There are always Speculation and current market value.

Im not sure how valuer did their valuation.

If to value a prop from rm100k to rm150k, justifiable

If to value a prop from rm100k to rm500k, how rationale is that? Bank mgt ask the valuer wats the main factor for that, valuer replied because similar property also transact at rm500k. will the bank mgt approved?

Maybe u can share with me how the valuer report substantiated to their proposed prop value?

Says for a case, the developer purposely overprice their props, then pakat with panel bank for max loan. Some rich dude BBB becoz of its brand. After complete, subsale, new finance bank will still value above the overpriced sub sale prop? There are a lot incident like this happened. Its happen in Prime prop like those facing KLCC, speculation too high, bank hard to commit high loan, end up a lot vacant unsold unit.

But do the unit actually worth rm500k for now? I heard thats why some bankers are reluctant to finance

maybe if its priced at rm400k now for a unit below 1000ft2, sounds rationale for the land price + cost + facilities + profit

but the additional rm100k is redundant? Developer premium profit? To subsidize more premium facilities to other and future blocks? Hard to tell. Who knows

my opinion,

max capped below rm400k = current market rate

if sub sale at rm500k = speculation

Just wondering, no offense to existing buyers
