Life’s truly a walk in the Park

http://ipropertytimes.my/lifes-truly-a-walk-in-the-park/

Selangor Dredging Bhd’s (SDB) gated-and-guarded, earthquake resistant Windows On The Park (WOTP) is going to be a skilful melding of indoors and out, a calm vibe and a vast expanse of green, inspired by homes in places such as Adelaide in Australia which overlook ample parks – a rarity in Malaysia.
The three blocks of condominiums, with a total of 540 units and gross development value of RM530 million, will sit on 8.98 acres of freehold undulating land, of which 4.2 acres or 47% will be dedicated to three-tier planting of carefully selected trees and shrubs for that jungle-like feel, said SDB communications and corporate affairs manager Yeoh Guan Jin.
Located in Bandar Tun Hussein Onn, Cheras, WOTP offers the homeowner and family the health benefits of parks in an idyllic setting.
(Studies by California-based The Trust for Public Land show parks keep communities fit and healthy as access to them increases the frequency of exercise. For small children, playing is learning and parks support play and brain development. Generally, residents in housing projects with views of trees/grass experience reduced mental fatigue.)

Interesting. Lets see how all the new condo in cheras south here performing in 3years later upon vp. End product still the main concern. Yes.  Sdp is reputable doesnt means its perfect.
Every project has its pros and cons
Pricings are the same. Actually wotp 1694sf even cheaper than CT at 500psf.

One is main contractor for many projects and now also developer. Zalam is reputable main contractor as well. Anyways no point arguing, get what you desire and be happy.
*
yes, have to see after 3 years. smile.gif
People said devil hide in the details. detailing on workmanship is very headache thing for all developers.
who can manage it well on this part will make them stand out.

anyway hope have more & more outstanding development at the Cheras south. icon_rolleyes.gif

Are you sure 50 units per acre? just for the first phase? or the whole development?

recent roadshow only have 4 blocks. is they cancel the 2 blocks or it is for next phase?

this may b true to certain extent.
During those day may correct
but nowdays were in different terms

do u think IPhone and Samsung Phone produce in small quantity to achieve quality
NO
Quantity + Quality =  (2Q) New term for this century
*
phone?!!.............. hmm.gif im not so sure about the phone.
but i still think it is very well apply for today. especially developer categorize it as high-end luxury condo. High quality is a must + well balance between density n land area. to achieve quality of living and lifestyle.

Malaysian Developers: New Wow & Amazing Freehold Property Launch In Cheras, Kuala Lumpur By SDB - Windows On The Park

"Just came across this development (newly launched) by SDB, a well known A-List developer from Malaysia. It is just the concept which is a mind blowing, incorporating a new lifestyle that blends modernity with Malaysia's beautiful tropical nature.

Kudos to the developer for really upping the bar and pushing for higher standards among the other A-List developers in the country. The following information on the new project is taken from their website and believe the price is still a bargain for what they are offering and the condos are freehold!"

"We qualify here that this blog or anyone associated with the blog have nothing to do with SDB and we are not acting as agents for SDB, we are merely sharing what we think is a 'WOW' property investment for our beautiful readers. Please visit their website if you think just like us about this property investment..."

"WALKING into the Windows on the Park development site could very well be like walking right into Nature’s open arms.

This is only natural given that various species of vegetation found in the Malaysian ecosystem are featured in the three-layered planting concept for this project."

"Rising high above everything are the Nyatoh, Meranti, Pulai and Kelumpang Burung which form the first of the three layers.

Just below them and forming the second layer, are the medium size canopy species such as Simpoh, Membrilla, Kelat Nenasi and the Small-Leafed Oil Fruit.

Near ground level, are the understory species of the third layer. These are the smaller plants that can still thrive with less sunlight, such as
Joey Palm, Elephant’s Ear, Calathea, Ginger and various species of Ferns."

Joey Palm..... huge. shocking.gif
but look elegant smile.gif

Impossible for block b to cut into small unit. maintain 60 unit Per acre is the best. Not too high and not too low density. I think for 2100 sqf unit hard to sell because of the facing. Only facing guard house and block c. No nice view yet expensive. Another thing is no show unit for such a unit cost close to million or above.

Becoz of the slow sales for big units, it is not totally impossible for the developer to reapply to authorities to change the building plan. Business is still business. This is especially so when none of the units in that block has signed s&p. It does happen for other projects...
*
no lar. 2500sqf still doing quite ok. even it is not as good as 1700sqf & 916sqf type.
2100sqf type is not the biggest. but slowest among all. even you look at 2500sqf type same facing with 2100sqf surprisingly doing quite well compare to 2100sqf. that is why sdb building the 2100sqf show unit. icon_rolleyes.gif

for Block b have the nicest view among 3 blocks facing biggest quiet park and clubhouse park. shouldn't have much problem for block B.

don't think sdb will do that to make it smaller and this move will only affect their reputation for future project. so far all their past projects are quite well done. Park seven, ameera, limabatu, aman sari, 20trees and 20trees west. smile.gif
