Dear Setia Alam Residents,

I would like to know which one is the best for the units near Setia City Mall? I would like to rent the unit out prior to wait for the appreciation of the property.

Catarina = nearest to mall but single storey and could command lower for flipping in the future. subsale

Ayu Prima = slightly further but 2 storey. subsale

Ayu Impian = not yet launched. 2 storey. further than ayu prima.


Please comment as I need your input.

Catarina is really in front of the mall. Ayu Prima and Impian really far from mall if you want to walk. Berpeluh ketiak liao. That is why need to consider. There is one more in front but a bit older and not so nice. Ayu Lestari. Not interested in that, though.

This one is very tricky also coz if too many foreign workers staying there, locals will be not fond of the place and will have some negative affect on the place. I saw a few units rented to foreign workers. 10 workers in one house!

thats why la. conpanies rent to many2 workers. quite scary also. not to mention that there are a lot on rental and sale. therefore, you will have to compete with other owners if u are renting out or selling. I reckon this will be a long time rather than short term. it is a good location, no doubt but currently supply more than demand in rental or flipping. also u need to consider most people not really like pkns as compared to sp setia quality. normal la, no property is 100% good.

international school got la. tenby. chinese not so sure. maybe other people can recommend. u want to stay there? dont mind indon, myanmar, bangla workers?

after tenby, segi has acquired a plot next to the cina school - a new int'l school (w/college maybe?) will be up in <3 yrs time.

you see convention center being built now. next will be hotel, then hopfelly a medical center.

the area has all that you ask for in a genuine township, not a "promise" anymore. try identifying another "township" with all these in place or in progress and not mere plans and promises, it won't be easy.

once again, be clear - this place is no longer cheap as the cheap days are long over. you remember many spit at this dev, no future, etc. not too late now but you will not get instant rewards, that's for sure. for own stay or long term, low chance you'll get it wrong, imo.

Guys,

Anybody here bought Ayu Impian? Can anybody here confirm that only Bank Islam has DIBS in the loan and no other can get DIBS?

Normally i will apply all banks and let them give the best offer. Actually I was mistaken. Not DIBS but delayed payment during construction. If DIBS, the developer is the one paying during construction.

This one i am most confident. Double storey at good location all around rm700k-Rm800k now. In 5 years to be rm1 million will be sap sap sui.

Which one is RM500K? Catarina single storey? For Ayu Prima and Ayu Impian, buyers should not be selling now as I believe there is still a lot more room to appreciate. Unless no holding power, then up to them. hmm.gif
