If buy the 14++sf, tenants have choices compare with the terrace units.

My friend shared her investment opinion to me, she got a M suites after cf collection and key handover she only realised the assessment fees, management fees and utilities cost for commercial title more expensive than the residential title. So if buying Jadite suites have to ask whether can convert to residential title or not? Gotta put the black n white on the SPA, coz my gf never requested this "able to converted to residential title" put on her SPA, now susah to argue that time d SA told her no problem. 

Quality is depends on the subcons/builders the developer appointed, doesn't matter how reputable that developer is....Once they appointed a builder with poor quality workmanship,  sure affected their reputation.  Look at BRDB one Menerung vs Verdana (heard coz not the same builders,  investors hesitate,  plus the location not attractive compare to Bangsar).

That's why my gf said she don't think invest in the commercial title residents is a wise choice, now she is trying to appeal her unit is for residential used not commercial use,  see whether can reduce on her utilities bills minimum charge or not, if the unit not able to rent it out, she is paying the commercial rates for her utilities bill.

Why she been told by the property SA can convert after?   then she bought 2 units at M suites and her in laws bought 1 unit too.

how about comparing with 3residences by MRCB?

Today purposely drive to jade hill from ioi city mall in putra jaya . It only takes 10 mins , stop by and had some desserts as le moon , superb environment and with good price to own a home

I very interested ... But how much rental can I fetch ... I am thinking for investment .

I reckon reasonable price and buy given the facts is only 8km direct to ioi Putrajaya mall and also being the only highrise at jade Hills... And price is less than 500psf
Not too near to the mall and not to far.
Staying to near to mall sometimes u face traffic issue.
IOI city mall definitely a boost to jade Hills

this is the problem with gamuda.
their brochures, scale models all monotone one...white color only...but actual products come with colors here and there......very difficult to visualise the end products when buying from Gamuda/Jade Hills...

dun know why the marketing dept is like that.....maybe they try to source for cheaper paint colors at later date...........

If Gamuda does not improve on this, it will at least affect my future purchase.
