Can't say which is better. Each have pro & con. PJD or youcity land is much bigger than smaller Autocity Cheras.

Ucity another future project 3 blocks office/soho/sofo/suites combine shopping mall (you festival walk).

While Eco have few unit retail/shop but no mall. Its have pedestrian bridge to Leisure Mall is enough to support.

I do have a doubt outside Leisure Mall bus stop will have mrt station?

I though it located at Tmn Midah Tesco, Phoenix Plaza & Youcity Tmn Suntex which is consider nearest to Eco but walking distance still far and dangerous to cross heavy traffic.

Maybe 90% booked will have 30-50% loan rejected. You still have a chance as long as your financial strong & 99% loan confidence.

But someone told me this guys booked 10-20 units in same floor each, then transfer to buyer with 5K commission...

Left over bad FS blocked by another building, no discount, no KLCC view and 1 carpark only. Can top-up 1 more carpark worth 35K.

No choice, I have to give-up and signed snp with Youcity. Although 1KM above but price acceptable for me with 2carpark & Leisure Mall viewing point.

I went on Sunday noon time. Blk J discount 5% near mrt & Leisure Mall but left big unit 800k, while blk H facing KLCC no discount.

Left few unit on blk H but facing bkt segar. No klcc view. Forgot the actual price around 550k +1 carpark.

Ucity beside tmn suntex mrt station & wet market (will upgrading to 2sty market).

Yes, 1 saga toll go in to ucity but go out is free from toll. If go in can use tmn cuepacs/alam jaya free from toll.

Maxim is near tmn lensen & leasehold? If yes, its too closed with htc beside connaught. You stay upper floor sure viewing htc very clear infront you.

If compare eko & ucity price different 100k. Assume you stay 20 years here, will cost you 100k for a toll ? I still manage to save alot to top-up better furniture and small id fees in youcity.

Axis beside Pandan Indah LRT can rent out 2k.

How much expected 3-4 years later at Cheras EKO & Youcity?

More highrise prop in Cheras will quick booming for people working in KL City area.

That's area amongs cheaper & convenience to stay. LRT to KL/KLCC while MRT direct to 1U & Damansara.

I think still got ppl prefer walking distance to LRT/MRT every morning work in KL.

Weekend is optional. Public more crowded in weekdays. Sunday no jam so can drive better.

This is my 1st questions where the developer no rule out transfer name status?

Last time I went to Bayu Pandan Jaya under Melati developer, was told by SA cannot transfer to friends or other buyer. Except to relative parents & siblings only. How come Ekovest allow to transfer in different name after booking?

Even booked & loan rejected, it will go for public buyer or listing, cannot internal transfer friend to friend by Melati developer. But I can't understand how the Ekovest regulation about transfering.

SOHO may suitable for couple without children. But where there need to park the 2nd cars?

I assume 1000units may have 500-800 extra 2nd cars for room mate, wife or GF. Do you think all car will park to roadside?

I'm so sympathise the behind old residents Tmn Mutiara may affected & fighting for car park again.

SA explain it is underground carpark concept will mean to digging deep. Anybody heard about behind Mutiara house got flooding during heavy rain?

Price from 506k + 1 carpark, no rebate/discount.
Condition facing block to block no special view point. Just open window can see a road within blk J&H.
Got dibs, free snp & legal fees, kitchen cabinet+aircond unit.

Can invest? Assume 664psf with 1 carpark. If top-up with 2 carpark is 710psf.
How? I'm still consider since it's hot market this area crowded like pasar malam. biggrin.gif

But bro, it is talking 4 years project or above. Do you pay 4 years interest without any returned? Sound like risky incase project delay.
