QUOTE(CMW123 @ Sep 9 2013, 05:22 PM) Find it hard to accept a 1 room duplex SOHO at RM500k even though next to MRT. The duplex upstairs cannot possibly create another room due to space available. Understand that for the duplex downstairs, there is no shower piping available at the bathroom downstaris MRT Semantan & Pusat damansara stations also play a crucial part for Ascendia studio many big corporate office around there like the big 4. also future DC (Damansara City). the parking space there are even more expensive than some of the prime KL city centre car park. Even Ascendia studio at prime location at Taman Tun MRT with 500 sf selling at RM1000psf is also RM500k Both are freehold, both near a vibrant commercial center (Taman Segar and Taman Tun commercial area. You can argue from Ekocheras can take MRT to KLCC in few stations but Ascendia also can reach One Utama and the Curve in few station Even the resident and tenant profile of the 2 areas also very different if u know what I mean If you accept the argument that both are 1 room and one 762 sf and one 500 sf, if you want to get RM2000 or more rental per month, which one easier? short term sure Ascendia. but EKO also won't lose out for long run, with cochrane Ikea, TRX, sunway velocity, revive of phoenix plaza etc.... Yup. Jiu lai is a courging tiger hidden dragon place. With so many infrastructure going on at the south part of klang valley n closer to putrajaya n klia. The potential is much much better then any north klang valley n pj area. Now IKEA Cochrane also here. Today jiulai is very different from the past. It may become the key bridge connect kl city and putrajaya.

QUOTE(desmondchui @ Sep 16 2013, 12:07 PM) Just to ask a question Is like "selling Yellow bull ticket" Same like sapu all the concert tickets. Each ticket mark-up rm10-50. By law should be illegal. think If got enough evidence can made police report n charge them to court. the developer or their agent may involve also....Have people go and book 10 unit and mark up premium booking fees to sell back? Imaging one untung rm5000 10 unit equal rm50k in just a time Is it legal to do so? Or ethic ? |

QUOTE(samkps @ Sep 16 2013, 01:30 PM) 1.) You have to do the "under table", means it must be profitable and a BBB project. Without your "under table effort", do you think the developer cannot get confirm sales, legally of course? If developer also involve. Very hard liao. Mean is legal. Just not so bright side of way to market it. Create a sudden boom of BBB effect then slowly release by "middle man" 2.) How about we just make it "next-of-kin". What kind of problem you can projected if we make it "totally non-transferable"? Just take it or leave it. 3.) Buying a house is for a home or as a genuinely property investment. We should not paying for the "go there early, queue up and make the booking of nice units". I would urge the developer to forfeit all the booking fees for those who can't get the bank loan afterwards, mainly because of 1.) To penalize the flipper, 2.) To penalize the buyer who never self-evaluate own financial capabilities. As a matter of fact, Ekovest (if you are reading), you can make plenty of positive cash flow by imposing such rule too.. QUOTE(CMW123 @ Sep 16 2013, 05:35 PM) too bad.. new condo development sure confirmed it locked. only unlock at ground floor or common area. so mean u escape from the floor u stay only and only can access to common area or ground floor area or car park floor. but not others owners floor. if not lock. the lift security for certain access floor is useless. thief or robber can just access any floor by staircase. for old condo they will having some problem to apply this method. coz old condo design the fire staircase usually don't have door you can freely access to any floor. QUOTE(keneeth111 @ Sep 17 2013, 10:40 PM) couldn't agree more..........no doubt the location is strategic and concept is well-planned, however, its kinda difficult to predict it could command a decent rental this is mont jiu lai .. not typical jiu lai anymore.yield upon VP especially for disappointing design layout plan (1R1B for 800 sq ft) in a place like Jiu Lai ...................despite its being one of the most affordable MRT buy.............but there again, how many new launches today could command a future decent rental yield and high cap appreciation................... not easy but not impossible...................just m2c.........don't shoot me............ |
