Want to make some fast money, cos think its really good for investment for rental return.only 30+ units available plus this is facing the back, won't be as noisy as facing highway.worse case scenario, still can buy it for own investment as will be really potential that rental income will be able to cover installment.

No trade secret, just book property that you think is potential and will have high demand.it always go back to the basic, supply vs demand.thats what I think, and location location location is always my first priority.but I'm not pro, just small fry who have been following this project. I Ady missed their soho due to false and delayed info, went there on Sunday and soho almost 90% gone.

Just to ask a question

Have people go and book 10 unit and mark up premium booking fees to sell back?
Imaging one untung rm5000 10 unit equal rm50k in just a time

Is it legal to do so? Or ethic ?
*
I can answer you it's not illegal, and to your question of ethical or not...it jus depends,it's like being an agent.u want ppl to provide a service for u,of course there are fees to pay.Just to give an example, why do people go to doctors when they can just buy medicine to eat from pharmacy,or property agent selling or renting your property also take commision, financial advisor charging you to give advise.or fund managers who charge you to manage your money in unit trust where u can buy stocks on your own.its supply and demand thing, willing buyer willing seller,so I hope no love is lost...

Is like "selling Yellow bull ticket" Same like sapu all the concert tickets. Each ticket mark-up rm10-50. By law should be illegal. think If got enough evidence can made police report n charge them to court. the developer or their agent may involve also....
*
Hello, sorry if I offended you.but to me it's more like a trading thing.i provide service to ppl who think to get a good unit is worth paying the extra.its not like I cheat or do anything wrong.

Hi guys, not to offend anyone here, but I personally have acquired a few profitable properties with under-table. I know this is totally unfair, unhealthy to the genuine home buyers, and we all hope the developer can do their part to prevent this, but try to put your shoes in developer's situation:

1. Transfer of property with under table translate to "confirmed sales" to the developer, ppl who pay under table are highly unlikely to call off.

2. Buyer will always have ways to play around the system. "Proof" to be relatives, friends or someone closely related is very common in the industry.

3. To the "booker" who just want to make quick buck, and probably their loan can't even get approved.  They do make the effort to go there early, queue up and make the booking of nice units while all of us sit in the aircon room and drinking coffee

To me it's willing seller willing buyer. I have not been one of the "booker" but to me these are all demand and supply, part and puzzle of life.

That said, some developers will do their 100% to prevent this. But like I said, ppl will have ways to get around it. They do.

Pity u lah kena left right centre back!! U know why u kena because lots of genuine buyers for own stay and long term investor for this block...and most of them didnt get a chance to choose their choice units...may be should not even mention here..
Anyway willing buyer willing seller , can do it in another room  wink.gif

No problem,if the transfer doesn't work out can always buy it with the dibs, and expected high rental return...would work out better in the mid to long term.
