Went to see my unit at fern lane and noticed that they are boarding up the empty land behind my kitchen. According to the initial plan, it was supposed to be a neighbourhood shop row.
Anybody know any information on this?

Went to Furn Lane yesterday after more than a month and was disappointed to see that there was limited movement on owners moving in. Still looks like a ghost town.
Sigh...what's happening? Looks like we will only move in post DASH then. We need civilisation.

Hey all,

I'm renting out my Fern Lane unit. Unexpected baby on the way has resulted in having to stay in Tmn Tun for at least another 3years.

Its an end lot and just renovated.

House is 26ft x 110ft. Facing morning sun.
Built up is 3600sqft.
5ft side garden with 10ft grass courtyard.
6 rooms and 6 bathrooms. All bricked fence.
Kitchen Cabinets and wardrobes in main rooom, plaster ceilings, grills and security lights.

I'm just looking for a good tenant to give it some TLC till we move in 2016 so rental is negotiable.

Patience bro..

Its a 21km highway with elevation cutting through massive tracts of land land. Its divided into 4 packages awarded to 4 contractors. Denai alam is only one of the exits. Preliminary works is expected to start by 4th quarter. But that doesn't mean you will see piling works at Denai Alam real soon.
I would expect land clearance alone is going to take a while.
If you see land clearing before the DA exit parallel to the hill near SPK then works have started.
Give and take 2016 for completion and that is when I will be moving in..haha

You need to apply for a building permit from MBSA which is valid for a year. Then you stick the permit at your front door or window.

Approval is just a couple of days but make sure you get your contractor to do it for you. I think I paid like 2k+ for it.

Bear in mind, tempered or laminated glass will break when applied with force. It just won't shatter. That's how the ATM thieves steal the machines from the 24hrs ATM booths.
The best option is laminated glass and a simple pattern grill BEHIND the glass.
So when you slam the tempered glass with a sledgehammer, the grill will prevent and hold it from buckling in.
That's what I'm doing to my house.

I think its's gonna be costly and you're gonna have a problem getting them to fabricate the subframe.
I've looked at many options and after taking into account of cost and piece of mind, the best option would be tempered glass, with a simple grill exactly behind it and glass/metal sensors.
With all the racket that they make sleghammering the tempered glass coupled with the alarm siren blaring, I don't think they would even bother to start cutting the grill.
Its already 3 lines of protection - tempered glass, alarm and grill.

I wouldn't recomend darkening or putting mettalic laminate on your windows. Reason being is that you can't see what's happening inside your house when you are outside and this is a security risk.

Visibilty is very important when securing your house.

i had very typical issue from this contractor as well , house renovation at denai alam , shah alam. I got his contact number around that area , i thought it would be better to have a contractor who is familiar with the housing area here. Done 60% of his work at the moment .

He left ,

1. electricial wiring and socket , install lighting .

2. autogate and grill in powder coated

3. cctv and alarm system

4. piping termination work

Starting of the project everything went well, he always come on time and respond to everything i asked to do but now i have been calling him almost twice a week , never pick up my calls and never bother to get things done even tho he promised to . Its been going on for almost two months now,
i finally feel the danger sense whereby he MIGHT leave this shit to me without getting it done. Of cause i still havent pay him the 10% payment .

Is there any chance that any contractor would be able to take over this leftover works @ denai alam , shah alam? because everything went quite messed up now with this contractor . Really upset with this kind of people with only money on his head. So i hope no one get this kind of issue from him, please beware.

Would really appreciate if anyone can recommend me a responsible contractor ?
i would update this again if this contractor respond to me after CHINESE NEW YEAR. (because last he told me he can only get his work done after that , which i highly doubt so)

I used him for the first reno in Feb 2012. First job was fine. Then on the second phase last year, he started to give all kinds of excuses and did not finish the job. After numerous calls etc, he just loaded a whole stack of bricks and sand in my porch and then made promises to complete it week after week. All kinds of excused given. The wirings for the lights for the plaster ceiling is still incomplete and also the frames. He was supposed to do my garden and fence but no news.

Until today he did not finish the job. But since I have postponed my movement to DA I haven't been calling him as I'm tied down with work. Once, I'm free I will engage another contractor.

I suggest you get another contractor. You've been screwed just like me.

My job was about 70k. I have a feeling he is having manpower issues, subcontracting out and bit more he can chew. Used to drive a well kept Civic the first time around but the car was totally unkept the last time I met him.

My gut feeling says that he's gonna do a runner.

I had a bad feeling when he started to give excuses that he can't do this joblah that joblah and told me to go to TNB myself if I wanted to reroute the main switchbox when in the first job he was all "suma saya bole buat boss".

Then he forgot that he charged me RM400 for 6 ft x 5ft of brickwork in the first job but quoted me RM2000 in the second job to brick up the existing fence which was only 8ft long and already partially bricked!

The work is more or less 90% completed and he has made his margin. So I've decided to cut my losses and find new contractor.

Its just that its not my priority now as I've already decided to postpone my move and I couldn't be arsed to chase him anymore as I know the ending to the script.
