Hard to find info on Elmina. I think its still focus on residential than commercial taking into account Kwasa Damansara development start next year
*
Wonder when are the Furn Lane owners moving in? Its kinda like a ghost town when I went there last weekend.

planning to move in 2nd quarter 2013. last i was at da there were two families in my road already. when do u plan to move in?
*
I'm targeting 3rd quarter before raya. No one is in my row yet. But 2 houses are doing reno. I'm starting reno next month. 1st phase - kitchen and all wetworks. 2nd phase - internal and 3d phase landscaping and side fencing.
No rotis lor to do one shot. As it is I'm paying monthly payments to the bank for nothing.

Hi all,

Interested with this area. May I know if all the properties are developed by Sime Darby?

How much is the starting price for both intermediate and corner currently? Am thinking to get a permanent home for my new family.
*
Try looking at the 1st row of Furn Lane. The row is 22 x 100 for intermediate. End lot is 26 x 100 with 5ft of side land. Heard that one of my neighbours is looking around 900+k for his intermediate.

Still very quiet at Fern Lane. Renovation has started but I don't think anyone is going to move in anytime soon.

Has your reno work started mate?  hmm.gif

Yup. Currently work in progress. At this point of time I'm quite happy with Desmond from Territory Const. The workers are good in their plastering skills and very neat.

Shit man,
Found out today that my sliding door on the side facing the garden was yanked. The workers said it must of happened at night as they have the keys.

Yanked as in broken into? Did you lose any of yoru fittings?
Sorry man bro
*
Thankfully no. None was fitted in yet. I have a feeling they were after the workers powertools which they did not keep in the storeroom but brought home. So I only had sponges, pails and shovels to spare them..
But there you go. My next door neighbour's iron inspection chamber cover at the back kena kebas already..

that's what the sales a said that 3 yrs ago. so, we'll see.

will be a pity if not even a single phase in this sizeable dev is gng because that's what people will pay for these days despite the fact gng is not crime proof.

If only I had the money to employ a Gurkha guard with a Guard dog I would sleep soundly at night.

So now you have to pay for the repair of the glass door only. I just moved into Clover Park and also fear a break in. Gurka Guard and Rottweiler would definitely give us a good night sleep. Now will have to makedo with Paradox Alarm and motion sensor lights sad.gif
*
Apparently they have been breaking in FL houses to steal the faucets and fittings.
How do you rate paradox? I'm looking for a good security system and just don't have the time to do comparisons. Would you recommend it besides the usual suspects like ADT etc?

Saw a few units around Fern Lane last Saturday through an agent.

Visited Intermediate, Corner, End and also the one with 22x100 sqft. The price offered were RM720k, RM 1.2M, RM 1.03M and RM850k.

Are those the current market price?

We then went into the Sales Office and found out from a SA that there will probably be another launching end of this month starting from RM750k for a double story.

After the viewing, I tried to travel to my working place through the Kota Damansara way. It was a Saturday, around noon time. It seems like we will need at least a good 40 minutes to reach Damansara Heights. Will the journey be shorter if we are going through the NKVE -> Sprit Highway?
*
My next door FL neighbour is looking for 900k for his 22x100 intermediate. This was about 4 months ago as well so I guess its about that. There are only 10 units of 22x100. But the built up is worth it.

Been using Paradox (Installed by Chubb) in my Bukit Subang for about 7 years. Other than a battery change and a problem with one sensor haev not had any problems with it. Tried contacting chubb again for my Denai Alam house but it seems now they have no time for residential areas. SO called ADT and then after a long hard thought deceded not to pay the monthly charge though installation was cheaper than Paradox. Installed the SP 6000 for my Denai ALam house and so far so good. Just in process of getting it linked to my mobile so if alram triggers i will know (ADT will call you and if unreachable three or four number before they call authorities). I guess that will be the only thing i lack.

My 2 cents worth.
*
Thanks, man! Will look up on Paradox.

Yeah...I gotta agree with you on that. I have a friend living in the older phases - I think its Alstonia....The occupancy rate is very healthy there and the community is very tight as well. Am guessing it will take time for that to happen in Fern Lane  nod.gif
*
I really don't see much movement in FL. My target to move in is 3rd quarter but from the looks of it, there won't be many neighbours.

I started renovation last week. Target to move in April. Can't wait any longer. Few people I know who are not in this forum will be moving in before me.
*
Besides the 3 houses under renovation on my row there is absolutely no movement at all on the opposite row.

My contractor said "FL owners banyak kayaa maah....can afford to buy expensive houses and suka suka leave it empty"

Obviously I don't fall in that category....

Hi guys, visited denai alam and saw the ester groove 3 storey units. Looks good, what do you guys think abt this units...is the traffic really bad if u are heading to kelana jaya in the morning. Thanks guys
*
There is no such thing as a traffic free area in Klang Valley. I'm staying in Tmn Tun and it takes me 30mins to get from Kelana Jaya to TTDI on peak hours- a 5km distance.
Its just a matter of managing your expectations.

just some simple work to make my unit "leasable" - 1) adding a concrete roof at the back area to cover both the planter's area and the back door 2) Installing a 3 panel window in the wet kitchen 3) kitchen top in the wet kitchen 4) polycarbonate roof at the 1st floor to prevent rain from damaging the wooden door and also from rain to gather on the koi pond. Still considering if i should cement off the whole "roof garden", its causing some serious damage on my porch ceiling. Anyone else facing the same prob?
*
Thatr must due to a leakage in the guttering on the garden which goes down porch pillar. I guess the ceiling garage paint is peeling?
Just get Din to settle it. Its a small matter.

Actually, I have thinking about this security for some time already. At the rate of break ins and robbery and harming occupants, I need to have a piece of mind when staying in FL especially for my family. I am very very worried.

Xai, I suggest all the FL owners meet up and seriously discuss the security issue.

This is no longer an option but a necessity.

Gotta agree with you on that....many of my mates who visited FL say the opening doesn't look like its 22', they claim it looks more like a 24' or wider.... tongue.gif
*
The other end lot on my lane has no movement. If he puts it up for sale, it would be a good buy. The first lane endlots are 26 x 100. Built up is 3460sft with 5ft land on the side and another 10ft behind. 6rooms and 6WC. There's loads of space.

Let me know if any of you need any electrician contact. My electrician is really good, very reliable and charges are reasonable. Only RM20 per point.
*
Mind passing me the contact?

My contractor subcon the wiring job and they did a crappy and expensive job. Its still not completed and I'm getting fed up.
