4 months on and you think of subletting?
good that you see far ahead, but bad you do not see the present.

like what yhoong mentioned, PR allows better work opportunity.
on top of that, CPF by employer.

to buy a HDB flat for PR, you need to be PR along with your spouse.
furthermore, the initial payment for buying a hdb is ...
until you have enough dough to cough up for the initial payment, it is still a few years down the road (well, unless you are loaded..but if you are loaded, go condo)

edit: forgot this is sublet
cannot sublet hdb, sublet condo lo. laugh.gif laugh.gif
*
How much % downpayment for getting a HDB/private condo?

I think with the rules effective, hardly got ppl able to follow it as you can see the demand for room rental is high and if the owner can't let out the room, the room rental will boost up higher due to increase in demand and decrease in supply. Besides, lot of sgrean earn their income base on sublet the room and if the rules not allow to do so, i can't imagine how will these impact to them, or even the whole sg.

It's required for you to get an EP. Avoid importing spoilt products haha

Added on July 11, 2012, 11:28 pm

First condo 20% subsequent property 40%
If buy hdb cannot buy any private prop be it in sg or overseas within 5 years of MOP.
*
HDB downpayment also 20%? Killing man... Imagine 500k hdb, 20% downpayment + admin fee $18k + COV $15k. Cash need to standby = $133k? Haven't count the renovation too... Can easily to need prepare $150k for hdb buyer. Imagine as an employee with median income range let say $4k, after cpf $3.2k, how are you gonna save and many years you need to get $150k? I wonder how you guys did that.

If you earn only $4K a month, you need to target those HDBs further out and smaller costing $200+K. Don't try to run with the big dogs.
*
Even $200k+, do some maths and how long you need to have the minimum cash to purchase it. sweat.gif

QUOTE(r1v3r @ Jul 12 2012, 06:17 PM)
Easier if your partner share the cost.

20% down payment  for 250k is 50k  (12.5k cash, 37.5k CPF)

Equal share among couple  is 25k ( 6.25k cash, 18.75k CPF)
say your combine income is 7k (3.5k each) , take home 5600.

If only save 1.5k each month for housing you need  8.3 months to reach 12.5k cash

combined CPF will be 2520 ( 1400 + 1120), you need  14.88 monts to reach 37.5k CPF

factor in your bonus, salary increment and other expenses, you need about 1.5 years of saving to purchase a 250k unit (if you can find one).
*
Haha.. calculation got problem la dude. Don't forget CPF need to split among 3 acc. being equally spli 1 month is only 1/3 of the calculation i.e. 37.5k/3 - 12.5k. Somemore haven factor in COV and admin fee.... with a hdb $250k, i think is barely can get too. blush.gif

Edited * Long long way to even save for your first hdb without getting loan/sponsor from fama bank. biggrin.gif

Yes, seems like impossible now for those who just started in Sg, but if you start saving now then put some cash into some investment like msia prop (that generate rental income of course), when appreciate, refinance to cash out.

Thats one way to get cash.
*
Do you think malaysia property can invest now? Seems like quite bubble for the current situation. Where are you invested in to yield rental income.

To get some opinions. Do you think invest a property in malaysia to get rental income and continue rent a room in SG OR continue to save sum of money to get a hdb in singapore to save your monthly rental and comfort area. Assuming you need another 2 years time to get the down payment.

The one I asked you about in Simei. Supposed to TOP in 2014. Was sold on it when I stepped out of the MRT. Took 3 minutes to walk the 80m from platform to project entrance and 1 minute to cross the road to shopping mall. Figured it was a sure rental or resale.
*
Simei? The newly launched condo beside Simei mrt? Where to find $200k? blink.gif

Thanks. Expected the market to sink after Lehman Bros but... Got tired if waiting and paying rental.

Added on July 13, 2012, 10:31 amHDB... If I could, I would. But I can't.
Simei IS 10 stops from town leh. It's all the way in the East, physically right next to Expo.
*
Haha... Why you can't? Bcoz you got no spouse? It's better to get condo than you buy a hdb i think... Not so much restrictions/regulation to comply. Mind to share how much you bought and the spec?

I found Simei is a good place to stay eventhough everyday got to travel to city to work.

my HDB loan interest is 1.43%, SG Inflation rate is higher than that. Even if you have the cash, why will you pay more than the minimum?  rclxub.gif

you are better of to use the balance to finance another property or clear some of your loan with much higher interest rate.
*
minimum downpayment = 20% no from private bank? HDB loan is 10% but only for Sgrean?

dont mix up down payment and loan interest rate.

Mine was total 10% down payment (before 2010) and there was many loan package available.

Last time have more retriction on loan, now many bank can offer HDB loan package to you.
*
I see... meaning the rules just changed from 10% to 20%? I was not aware of that.

Dear All,

1) Is agent fees inclusive of GST when quoted?

2) Stamp duty is based on valuation report or transacted price (Valuation + COV) for HDB
*
Stamp duty is calculated base on higher of both.

Is that normal that agent fee is imply to both seller and buyer? Any chance buyer don't pay the agent fee when purchase a property?

For HDB i think both have to pay (if both engage separate agent). But for private property usually agent gets from seller's agent.

What if like we search ourself somewhere online through propertyguru or iproperty? Is buyer liable to pay as well?

Anyone have any update recently on the mobile package offer by 3 telco? I know Singtel already introduced their data mobile plan according to package you sign which previously is flat 12gb/mth for all package. Is another 2 telco also do the same?
