Bro, I forecast it from RM 500-550 psf, purposely put it higher since this is branded developer ...

But, rental wise, I couldn't see the location can make it ... thought it located one of the best commercialize area in Puchong center, but RM 2.8 psf rental forecast is much much higher than Bukit Jalil and Sri Petaling ...

IMHO, Puchong is great homes for appreciation but not rental value, for rental value, Subang Jaya and Sunway is still ahead of Puchong area ... Students population played a great part to dominate the rental game for investors ... All branded somemore, Taylor's, Sunway, Monash, Metro and Inti .. and co ...

Ex.
Sunway Suriamas, which was sold btw RM 170-250k by HR United before 2005 .... VPed at July/August 2008, rental enters at RM 1,200 onwards and subsales started at RM 220k, progressively hitted RM 1,800 and RM 280k by 12 months later. Quality so-so, but best thing HR United did was the floor plan of 4 rooms and all 2 x 2 porcelain tiles ...

Now, it was RM 400k++ and rental fetch from RM 1.8k onwards ( local ), ave RM 2 to RM 2.3k, foreigners like China/Korean easily RM 2.3 to RM 2.6k and Pak Hitam easily above RM 2.5k

Sunway Ridzuan, one of the hottest place for Pak Hitam, China Dolls, mix people and of course, some families who opt for good location of itself ... was completed since more than 10 years ago ( I think 13 years ), it was the only apartment fetch very good rental, but sub sales prices lower than market bank value. Prolly thanks to their worst management, who runaway with the monthly maintenance fee ( pool never maintain, OMFG and 3/4 lifts were out of service ) and possibly facing issue of no strata issue to date.
Hence, say, a RM 130-150k studio, can fetch a rental of minimum RM 1.3k and above ... My fren rent his studio to an Iranian for RM 1.65k

Skypod? Perhaps a good price of it's location for own stay, but rental, hmm, in Puchong area, really needs to take longer time to match the RM 2.8 psf rental value ...

My honest 1 cent value ...

Skypod is about 500 / ft , went to sales gallery yesterday . The price list is out , any idea or comment on this price ? Worth to invest or own stay ?

Like our bros here mentioned, this place might be good for own stay but definitely not for rental. For a reason, Puchong still does not able to reach the rental value with return matching Sunway or BJ. For this price, I think Setia Walk could be a better bet than this one but despite selling $550/sqft, Setia Walk is having tough times to sell remaining of their units so I can see that the response for this one will be limited.

I passby the project side almost everyday, and found that the land is a bit lower than the ldp, not sure the reason. Just know that the place is heavily jammed all the way out to ldp and how the residence going to tolerate with this kind of traffic.

I winded down my car window when i drove pass that area about few months back and the smell is really teruk...not sure how's the situation now.. can't imagine living in a high rise with such shitty-smell, have to shut the balcony sliding door and all windows at all times...gosshh...

A bit lower than LDP, which part are you referring to ? If you are referring to the actual site currently under construction, that's the LG parking lot lar. Hehe. The original land is not that low, seems IOI shaved off a big chunk of the soil there.

No smell for the last few months.

But that does not mean it is fixed. If it survived the next Nov/Dec raining season, then it's considered fixed.

Binary college students lar is not the same as IMU college students. If the rental too expensive, they better rent the Sutramas apartment.

Setiawalk trigon got problem moving their units, so I don't think it will be an easy sales for this skypod. But we need not worry for IOI, if they can't sell so fast, they will keep. Then inflation catches up, the price will look more reasonable then. smile.gif

I know they dug deeper for the basement but even it seems that the land is even lower than LDP and this was agreed by the Business Park staffs there. I might got it wrong but let's see it later.

Any intention to going in for this one?

Not going for this one. Not very optimistic about the rental play in this area. Not that optimistic with Trigon either.

Let's fight to block the pigeons holes from coming to Puchong. LOL.
