But, rental wise, I couldn't see the location can make it ... thought it located one of the best commercialize area in Puchong center, but RM 2.8 psf rental forecast is much much higher than Bukit Jalil and Sri Petaling ...
IMHO, Puchong is great homes for appreciation but not rental value, for rental value, Subang Jaya and Sunway is still ahead of Puchong area ... Students population played a great part to dominate the rental game for investors ... All branded somemore, Taylor's, Sunway, Monash, Metro and Inti .. and co ...

Sunway Suriamas, which was sold btw RM 170-250k by HR United before 2005 .... VPed at July/August 2008, rental enters at RM 1,200 onwards and subsales started at RM 220k, progressively hitted RM 1,800 and RM 280k by 12 months later. Quality so-so, but best thing HR United did was the floor plan of 4 rooms and all 2 x 2 porcelain tiles ...
Now, it was RM 400k++ and rental fetch from RM 1.8k onwards ( local ), ave RM 2 to RM 2.3k, foreigners like China/Korean easily RM 2.3 to RM 2.6k and Pak Hitam easily above RM 2.5k
Sunway Ridzuan, one of the hottest place for Pak Hitam, China Dolls, mix people and of course, some families who opt for good location of itself ... was completed since more than 10 years ago ( I think 13 years ), it was the only apartment fetch very good rental, but sub sales prices lower than market bank value. Prolly thanks to their worst management, who runaway with the monthly maintenance fee ( pool never maintain, OMFG and 3/4 lifts were out of service ) and possibly facing issue of no strata issue to date.
Hence, say, a RM 130-150k studio, can fetch a rental of minimum RM 1.3k and above ... My fren rent his studio to an Iranian for RM 1.65k
Skypod? Perhaps a good price of it's location for own stay, but rental, hmm, in Puchong area, really needs to take longer time to match the RM 2.8 psf rental value ...
