I'm happy with the bathroom but yeah the basin can be changed to more up-market brand The only thing that I dont like is the room layout. There's 3 rooms on the typical unit and only master bedroom is facing out, the other 2 facing the void and the corridor bridge. Most condo layout has 2 rooms facing out or not facing unsightly view. I guess the developer wanted to fit as many units per floor plate hence the layout narrowed and stretched outward. I told them during S&P signing last time.
Good photos, the vp will be 3-4 months behind Tiara Home, and looks like the mewah 9 residence also ready to move. The tunnel job that connect to kajang Utama has commenced. It will be a tough challenge to rent out the 3r2b configuration. What will be your guess?( assume all are semi furnish) Sentral. 1600rm/m Tiara. 1450rm/m Mewah 9: 1150rm/m
I wanted to know your feedback or opinion on rental options from investors here. Usually will it be difficult to collect the rental based on ur exp? I know this can be very subjective as it all depends on ur luck right? But overall, what do u guys feel? |

I don't have much experience on rental yet. But talking to Alison(SA) awhile ago she said Sentral residence for furnished 3bedroom 2b can fit in a 6 - 8 students of 250 per person. That can maxed up to RM1500 - RM2000. SR definitely has better advantages than the rest, the colleges are surrounds
Yes, there a a few around here 1. K. Lumpur university 2. New era university( there is Shuttled bus to SR) at regular intervals. But the developer also have a few blocks of shop lots that they modified Into hostel.there is some joint agreement With kl u. You can go To the kl u ( kajang site) studens accomodation page. When students take SR, with security and facilities. The rental will be higher
what is kl u? |

QUOTE(optimus28 @ May 23 2014, 09:56 PM) rent to students is not a good idea, take a long term view..people would not purchase for own stay in an area full of students..there will be very little capital and rental appreciation.. noted Just look at other condos which are rented to students, most of them are not doing well.. try to target working class like lecturers of the uni instead..or young families, if rally must rent to students, go for those phd or masters students, they are more matured and decent.. QUOTE(doublefishie @ Jun 4 2014, 12:49 PM) I totally agree with Optimus28 & Umiasma. However, I think it's not easy to get quality tenant. noted Hope those owners who buy the units for investment/renting out put more regulations in the rental contract to ensure tenant maintain good quality of the environment during their stay. but this will be my 1st time doing renting ... so let's see how it goes after gotten the key. If hold it for another 2 more years to skip the tax, might be painful without renting it out ... |
