Because it sits in Malay reserve land, whenever a unit is sold to a bumi, then automatic conversion back to bumi lot.
Eg. 1st buyer is non-bumi buying non-bumi unit. 1st buyer sell to 2nd buyer (non bumi), unit still non-bumi. 2nd buyer decided to sell, and 3rd buyer is a bumi. Unit automatically chnaged back to bumi lot. When 3rd buyer wants to sell, only able to sell to bumi.

That's what I gathered from some banker.

As long got land office and state consent, then can lor.... wink.gif that's why a quota of 50:50 is in place.
Just don't know how they want to cut. Besides condo, they got villas as well.

i certainly not gong to buy any property that restrict 50% malay reserve. no matter how cheap the price is.

and this is not cheap at all.

if you are developer, join venture with malay reserved land owner, but 50% must sell to malay.

you can speak to any developer, people who work with developer, people who deal with property, banker or lawyer.
how you manage to sell your project? set non bumi price rm 750 psf bumi price rm 250psf?

KUALA LUMPUR (April 27): Saville@The Park Bangsar, a joint venture (JV) development between MKH Bhd and Amona Metro Development Sdn Bhd, has achieved a take-up rate of 65% since its official launch in March.

The development, in which MKH has a 60:40 share, is located on a 5.23 acres (2.1ha) of freehold land in Bukit Gasing with a gross development value (GDV) of RM300 million.

Saville@The Park Bangsar is made up of two 27-storey blocks comprising 408 condominium units and 18 units of 2½-storey villas.

The condo units have built-ups from 1,019 to 2,528 sq ft and the villas at 3,295 sq ft. Prices start from RM500,000 for the condos while the villas are priced from RM2.3 million to RM3.7 million.

Amona group general manager Che Hasnadi Che Hassan said the good take-up rate shows existing appetite in the market.

"The general notion might be that it is fairly saturated. However, our sales show otherwise, so we are happy. We strongly believe the location is a key feature of the development as it is centralised and close to major business activities as well as several big entertainment outlets," he added.

Earthworks are 50% under way and Amona expects the development to be completed in 1Q15.

imho, saville @ bangsar rocks. did you check out the rendering. plenty of water woi! as if >50% of the podium is taken up by the pool. sweet!

This property has revised upward price but giving 10% discount with no DIBS....

Anyhow, it is selling 550psf at bangsar South... Worth??

As UOA has invested hundreds of millions in bangsa south city and the park residence... UOA is just selling a concept with mission to be a 2nd midvally city....

Current UOA selling camellia at 760psf...

Does it worth for investment as this is the only freehold property in bangsar south....

For information, developer tends to apply high price for their propertieheft the sales permit. But the price to sell is always based on market demands. So that if their new launches are extremely in demanding, they do not need to reapply the permits for selling higher price.

So is it price dropping?

KUALA LUMPUR: IJM Land Bhd, through its wholly-owned subsidiary Murni Lapisan Sdn Bhd (MLSB), has entered into a 40:60 joint-venture agreement with Amona Development Sdn Bhd to develop 57.82 acres of land in the Kerinchi-Pantai Dalam area.

The land is accessible via Jalan Kerinchi from the Federal Highway and is within 3km from the KTM Commuter and rapid KL light-rail transit network.

“The venture represents an excellent opportunity for the group to strengthen its presence in the Klang Valley and to participate in a development which is strategically located in
the Kerinchi/Pantai Dalam corridor,” said IJM Land in an announcement yesterday.

“It is one of Klang Valley’s choice locations in view of its proximity to Kuala Lumpur city centre and the prime neighbourhood of Bangsar, Damansara Heights, Pantai and Mid Valley City,” added the group, without indicating the estimated gross development value of the project.

Amona Development has already entered into a privatisation agreement with Datuk Bandar Kuala Lumpur to undertake the construction of residential and commercial units on the
said land.

To kick start the project, MLSB and Amona Development will have to make available funds in the 40:60 proportion to pay for all costs of undertaking the development, which include a payment of between RM331 million and RM391 million to the Datuk Bandar for the project land value and the minimum guaranteed profit, as well as a sum of 20% for the difference between the actual profit and the minimum guaranteed profit.

Amona Development is part of the Amona group of companies, a property construction and development conglomerate founded by Datuk Othman Ahmad.

Hi... Any idea the main access for this IJM masterplan??

As I'm considering to take a unit from saville bangsar...

Will the road of accssing the new project is through the main entrance of saville bangsar or the road between this building and the forest???

Or any comment which side better???

i would definitely take in saville bangsar now... it is consider cheap now with roughly RM 470 psqft compared to bangsar south... furthermore after ijm launch, probably it will be higher.

saville bangsar is situated at the edge of the bukit gasing reserve, definitely no more development around it.

if their product is as good as riana east phase 2, it might be worth it.

But this project is more than 50% bumi allocation...

So is still worth 580psf?? As per now the sales is bad as take up rate from block B just just bad....

Just come back from the sales office, great news!!! developer has propose non bumi and bumi with ratio 70:30....

Plus, the new 20% for non bumi will be open for sales at least 650psf after discount... And the new 20% allocation will be allocated at tower 2... So means tower 2 will have more non bumi residents....

Anyway, just to update tower 2 has sold more than 60% and non bumi lot left around 15 units with Hugh floor....

It depend on how you view this bangsar south development from UOA and the coming 60 acres land develop by IJM and Amona.

If u think they will success in next 4 yrs,then buy..

Hopefully can strike the VV or Lexus from the draw...

No DIBS for this project, so u have to fork out at least 2% after discount... And developer absorb everything except loan stamp duty...

I would say this is a high entry purchase and definitely most are genuine buyers... I don't expect much flippers after complete except me... Hahaha

even if there is no DIBS, loan drawdown is gradual over the period of the construction and that might not really be a lot especially when interest is still low in Malaysia.

think i will check out the sales gallery this weekend.

Before this developer mark up the price 10% and give 10% discount... So basically the purchase price now has been increase 10% from block A price... So those buyers for block A have to fork out 10%...

it is quite common now for developer to split the project into 2-3 launches and increase the price with every launch. hence 10% increase is still ok.anyway, for any property investor, this is what they would like to see right? a reward for being the early bird?

Yes, u r rite.. Always the early bird got worm to eat...

The most important part for this project is the upcoming project from IJM & Amona which next to this project.. If the coming project masterplan are good, so the price for this unsold unit may increase at least 30%...

As I don't see any failure in IJM so far...

Hello people... i think i owe you guys a post since I keep reading this forum for guidance.

I went to book Saville @ Bangsar. It suits my expectation: freehold, residential, close to Bangsar South and nearby future development, 2 car parks, low density, price per square feet is reasonable at the current market rate. Some cons are : not much of furnishings, no dibs, malay reserve land (but dont feel this is much of an issue), quite a price tho it sets a niche, risk in completion date

So yea hope it helps anyone still thinking through. There sure be more bumi units to open but the price might just go more expensive later.

rebate is good. I was comparing Elements @ ampang before I got this unit. Not interested in far off lands, these were just nice.

How come Malay reserve land not issue if the psf is always lower compared to 'normal' land within the same location?

To me at least. I wouldnt have problem selling non bumi lot to a non bumi later. I would like to say it should offset the other pros... ? I am not a guru... perhaps some advise?

under HDA regulation, developer can forfeit the bumi unit if no respond from bumi buyers after numerous advertisment. we cant expect the developer just to leave the unsold bumi lot dying there, Hence, under HDA, with sufficient supporting record and document, the developer can appeal to revise the bumi lot to non bumi lot, BUT, with a premium to be pay back to Authority. Most of the time its the difference price of bumi and non bumi.

i am waiting for that to happen. went to see the showroom, liked what i see but the unit that i want is a bumi unit.......so i left my name but till now, no call from developer yet. i guess will have to wait longer.
yes the ratio is still 50/50 and apparently they cannot simply change the classification of the unit.

If they had allow u to put in your name as part of waiting list for the said bumi unit means u got chance to get the unit once the developer had make the appeal to board. Of course, u need to subsidize back the developer for the premium

Alright, did u ask the status of the Malay Reserve Land upon VP?

Will convert to normal residential land?

It is very crucial upon selling in the subsales where, any unclear doubts would subsequently drag the whole process of purchase.

It will be freehold title and strata after 6 mths VP. So when subsales, just like leasehold to get consent from DBKL only... Nothing much....

So far I'm still comfortable with DBKL consent, cause they are quite transparent.

Last time want to sell my apartment to get DBKL consent took more than 6 mths. That also not malay reserve, just DBKL land.

Very headache one to sell, if need money quick sorry la. If property price go up u die becos your snp cannot cancel and u cannot get money until consent. If property price go down, buyer can say bye bye becos take more than 3 mths. Lose lose one.

Lucky for me buyer pull out, apt price go up.

Till this hour, I dont see any problem with malay reserve land as long as legally i can purchase a lot as non bumi. Please tell me how can the unit i stay be a problem to sell in future since its legally can be sold to a non bumi? I am not thinking of setting up a kacang putih business in malay reserve land. I do not see any effect to my unit in terms of miscellaneous costs.

I see three potential issues when selling in future:
1) If your subsequent buyer is non-Malay, the authority might not allow your unit to be sold to maintain the quota. Or they will drag u on and on.. then refers to point 3.
2) If your subsequent buyer is Malay, then he would realize that the unit can't be sold to non-Malay in future, and pull out from the deal. Come on, you think the subsequent buyer wont think about resell value?
3) The time lag between transaction, and some 'additional costs' to 'obtaining permission'.

Were you able to get the 2% rebate? Its sort of a rush to sign the loan... and I am not sure if I can meet it.

Total I got 10% rebate instead of 8%+ 2% now...

I bought it earlier....

Bought 1 unit. My friend who is a lawyer told me, not to worry about malay reserve land, where my unit is non-bumi. So, I won't face any problem to sell it in future. And even bumi unit, it still have chance to sell it to non-bumi. But need to get permission, which is depend on the developer quota. smile.gif

Pantai sentral @ Lembah pantai launched by may-june 2013...

It Is just next to saville bangsar... Heard selling psf 800 above, with large shopping mall, condos, soho, office blocks...

This is so positive to saville bangsar, no wonder so many take up this 2 weeks...

Bumi reserved land is a big no. Why choose such properties when there are plenty outside. There is a associated risk with it when want to sell it. Even so, with the bumi ratio 50%, this condo going to be NOT chinese dominated. If we look carefully, most area with chinese dominated will fetch good value. Furthermore, this is located so deep inside in Kerinchi/Pantai Dalam area which is also already a malay dominated area + surroounded by low cost.

Saville bangsar have sold almost 85% of whole project... But dont know where the buyers gone...

Maybe most are flippers and keep quiet here... Now I'm worry as this project not hot at all at this forum....

I bought 2 units, one for own stay 1 for flip...

Cheers to bros who buy at saville bangsar. Im vested there 1 unit as well so no need 2 shout out loud

From my 2 cents personal opinion, im looking into the overall surrounding development and future potential of this location which i think is MASSIVE. 3 yrs for this project to complete is hopefully juz nice for us to reap the fruits. Entry price is acceptable the only concern is outcome products, finger cross.

With more MNCs coming into Bangsar South, (BP occupying total 12flrs n British Telecom 8 flrs) i foresee more mix middle class crowds in near future

I'm more looking at pantai sentral city project which is developed by IJM and Amona... This is another big enough as bangsar south "township" in Pantai Dalam...

This is the real fruit I'm looking at... Cause it is just next to saville bangsar rather than bangsar south....

The Federal Territories and Urban Wellbeing Minister announced this during a ceremony in Pantai Dalam here, saying it is unofficial and yet to be approved by the economic council.

The Lembah Pantai candidate aspirant in the upcoming general election said the MRT Corp will build three stations in the area, namely in Pantai Halt, Taman Bukit Angkasa and Abdullah Hukum.

“I have fought so that MRT Line 2 and 3 would come into Lembah Pantai. Maybe it is the residents’ good fortune that I am a minister, because before this, Lembah Pantai was not part of the original route.

“This is not official yet and yet to be approved by the National Economic Council... The Prime Minister is probably busy with election (preparations), so they may make the announcement after elections,” he said.

Speaking to reporters after officiating the ground-breaking ceremony of the Al-Khadijah Mosque, Raja Nong Chik said MRT Corp has agreed to his request for Line 2 to pass Lembah Pantai.

“Before this, the MRT line 2 was along Jalan Klang Lama but because of the rapid development of Pantai Dalam, I appealed to MRT Corp for the line to go through here.

“I obviously gave the feedback for their study here because I am very much familiar with Lembah Pantai. That’s why they agreed,” he said, adding the three stations will benefit close to 300,000 to 500,000 passengers.

It was reported that the Land Public Transport Commission (SPAD) was still conducting a feasibility study on the second and third line and is expected to make an announcement by year-end.

As I mentioned earlier, the new MRT will passby pantai dalam... That sation called "Pantai Hall" station, just next to saville bangsar... Located at end road of Jalan Murni 5....

Be honest, I dun know why this project postpone the completion date to 2016 instead of 2015 as mentioned in advertisement...

Plus, I went to site today... Why the road of main entrance is so small? Is that a 1 way road? I saw the fence up for villas is too near to the pantai community hall... Is look like too small and will be congested when in out from main entrance... There is definitely no parking outside of the road if all visitors parking full in future...

Do anyone here can highlight this to the developer??

Bro... At site u notice that already build up is villas... The condo is 2 way road away...

Mkh has built up to 2nd floor of the 2.5 villas... Villas will be finish faster...

Condo so far has just done the pilling below earth, there has no build up yet above ground, that y u canNot see anything yet...

The one that u saw at site is dedinately villas... What u mean by 2nd floor? 2nd floor of condo? Cannot be...

The condos is come with 5 level basement of carpark, and the whole parking is a joint parking for block A and B...

Now they are doing 2 units villas on 2nd floor... I'm very sure...

Is damn near! is just like side by side only! that's y, I say the image provided is totally wrong! The worst things is, there is a low cost apartment at the side, and another at the front! is like surrounded.

Looking at the location, it is really surrounded by low cost. It would be challenging to rent out to higher end tenants. Somewhat mismatch.

Both front and back PPR apartment... If u bought above 10 floor, the should be save... As 10 floor above will be above the roof top of PPR... And there will be no blockage of ur view...

If u bought unit 8, your balcony should have free from blockage of PPr apartment and the air ventilation is good...

I called to MKh headquarter ytd, the HQ ppl told me that y the price above level 11 above is so much different... Dun know true or not... I will check this weekend at their showroom...

It doesnt matter if you are above the PPR roof or not. One of the things potential buyers look at is the surrounding, and if a building is next to PPR, then it is next to PPR no matter what floor you are on.

Many cars will be parked ard the entrance, and you will see shirtless guys hanging out nearby. Worse, an illegal carwash will pop up next door.

Slice a lemon left or right or up or down, it is still a lemon.

Better sue that SA for false representation.

Yup.. I mentioned this to them as well... They told the road infront is 2 way, but the road in between villas and condo could be 1 way...

But I did went up to the hill and look at the site, the road should be ok... Is just that the whole project is just too near... But 1 good things is the villas will be very tall and could cover up the condo ground floor, and the fence up will till villas 2nd floor.. So conclusion is ppl from the community all won't be able to view inside to the club house and facility area...

They proposed GBI for silver when they launched... After a year plus, still not getting any certificate from GBI...

I think they failed to complied with GBI standard and not managed to get any class of GBI certified for this saville Bangsar....

Went to the showroom again today... Only left 5 units non bumi lot... And price above >700k for 1209sf...

Smallest unit all taken up... Developer will open the last 10% bumi lot to non bumi, then no more will allowed... Maximum cap non bumi for this project is 70%... Those interested can faster faster grab one..

SA told me there is about 5% of the total project bought by foreigner.. And developer will use CBD guideline for this project..

At least now I can expect something from this project.

Went to the site and took pictures today from the PPR flat highest floor...

They have built ground floor and level 1... It is really tall building as the current level have almost half height of the PPR flats next to it. So if u bought level more than 10 floors, then should have above all buildings and able to view Menara TM and Camelia suite...

Anyway, all taikos here may I know how to load pics into LYN?

Bumi entry price should be around >600k min with lowest floor...

Now currently they r giving 8% rebate..

Just FYI, the whole project only have less than 10% bumi buyers.. And 90% over are Chinese.. So u will feel like living in Chinese area eventhough is Malay reserved land...

I'm somehow not excited about this whole Saville Bangsar project, i think i made a mistake by booking 1 unit. Normally when someone buy property they're excited about it right, i just feel its a mistake. Not comfortable signing the S&P which clearly states its bumi land and to me if something is freehold it shouldn't come with strings attached! This freehold is with strings! Not comfortable!

SA is useless... They don't even know the result... Initially developer target GBI silver, but because of good planning and design for green, energy saving and certified with GBI GOLD status!!!

You could check out at GBI website, www.greenbuildingindex.org

Not many project can get GBI GOLD, even those super high end condos from Mont kiara only manage to get Silver....

Plus, the project manager told me tht they are implement CBD fulfillment on this saville Bangsar and coming all MKH project....

Really can't wait to see the completed project....

They are proposing MRT lines 3, KL circle line 1 station at pantai dalam and 1 at Bukit angkasa...

Anyway, finale confirmation haven't out but mostly pantai dalam at Pantai sentral Park will have 1 station....

I went to the sales gallery too.....I like the place!! rclxms.gif but....hearsaid it is a Malay Reserved Land Status....don't you worry about that?

Checked with my lawyers for verification. The land is definetely not malay reserve, however 50% of the units allocated for Bumi purchasers. Due to the lesser number of NB purchasers, price should be very decent when we get our units. So, i wouldnt be concerned about it. biggrin.gif

surroundings hardly provide points for the development.
they would gathered some points if public transport is available though but not in this case.
so mostly it was engineered to obtain the gold status.

probably it is MKH's objective to obtain gold status for their saville series starting from melawati perhaps?
but nevertheless, it's quite an achievement considering a lot of other so called more prestigious development is not garnering gold status.


Note:
points to obtain gold could possibly include some of these features:
rainwater harvesting
regenerative energy in lift systems
low heat conductivity in glass
low VOC paint
recycled building material content
effective AC ala VRV instead of normal split units
sensor to lighting (maybe in common area)
water efficient fittings
building over plinth ratio
etc

Bro... Ijm pantai sentral park PHASE 1 only starting price already RM800 psf, it will cost more than RM1000 easily for higher floor and coming phase...

No way saville beside it and same anchor developer (Amona Development Bhd) can't give higher premium to this project...

I'm targeting 1k psf in next 3.5year (Block B)...

My 2 cents only...

Are you guys sure the maintenance fee is 22cents? The sales girl was adamant that it is 30cents when I visited the show unit today.quite interested to take the plunge on this property. Seriously considering.

Btw how is MKH as a developer? As in quality and project delivery? Couldn't find their track record except in their website. Anyone staying in Saville OKR? Any issues so far?

Nope all sold out. There was a guy (maybe the boss, couldn't recall his name) mentioned that the appeal to release non bumi lots has been made to the authorities but pending decision. Timeline unknown.

Visited the sales office ytd. Met the SA name George and Amanda. Currently have 20+ ppl in waiting list for the last release from bumi units...

Developer comfirmed will mark up 5% from these last release by end of this month...

Good job! We already gain 7% paper gain so far... Thanks!!!!

Something puzzle me, why building with GBI and non-GBI also having the same maintenance charges. I thought building with GBI will use energy more efficiently hence in directly saving overall cost. So can someone explain why the fees still so high?

I confirmed with SA and they told me is 22 cents psf!!!I also wonder is the early batch buyer get lower mainaintance fee charged?

GBI is a tool for energy saving, so direct saving mostly from electrical/ water bill. Anyhow, u still need to pay maintainance for this tools to function...

GBI is to tool that for environment goodwill in long term. That is y which will have more value in money for long term... Next generation will look at it more serious...

Their progress quite fast... Block A has reached 5 floors...

They are estimating 1 week 1 floor from now.... In fact they start to putting in brick wall as well from low level...

No la bro... Is just that my work are something related to construction design and I bought units from saville Bangsar, so curious to know more and share all these infos....

CONQUAS 21 assessment not many developers like it as too strict which normally used by Singapore condo developers as selling points....

I also waiting for last bumi release and ready to pick 1 more....

Bro, this is where the exact location is...

From Pic you could see a piece of land behind will be used to build national school..

and in between fencing is bigger because there will be an 2 ways access road to be link to Pantai Sentral Park by IJM.

Latest sales update from SA. Saville Bangsar 60% allocation sold out to non bumi. Less than 10% was sold to bumi, around 39 units sold out to bumi only.

Mean saville still have another 30% or 120+ units stuck with developer. It is due to Malay reserved issue and developer will boy able to get another 20% release from DBKL...

Mean this project likely cannot be fully sold due to Malay allocation....

Too bad....

Developer really build 1 floor 1 week!! And 1st floor brick all all up!!!

I was at the site yesterday noon. Took some pics as well from the community complex.

Land area looks quite small for a 5-acre plot and the access road from/to the area looks a bit narrow. That's just me.

The access road that to the site is Jalan Bukit Angkasa. That road will be widen from the community hall till the site.

I myself also wonder how big is 5 acre land.. It looks really small...

Just got to know from the project manager. Saville Bangsar Highrise Suite was applying for GBI Platinum...

Unfortunately they only get GBI Gold for Saville Bangsar Highrise Suite...

They will appeal after complete as he told what they got for GBI gold is still under DA certification...

I'm still bothered by the access road leading to the area. Looks freakishly small, most likely single carriageway. Front entrance at the guard looks small as well, nestled in between the villas.

There should be space allowance at the guard house for vehicles to enter/exit efficiently.

Agreed. Heard they might change to 1 way road inside the compound.

I was told by sales office the access road of Jalan Bukit Angkasa will be widen. In fact, the future access link to Pantai sentral Park will be the main access by saville Bangsar residents...

1 way road in the compound doesn't make sense. If u miss a turn or a spot, u have to make a complete circle to reach your spot. What if there is an emergency. I hope they put this into consideration. Sure, nothing is perfect but its a matter of making it practical for everyone.

My boss told me DBKL has granted additional 10% from bumi release. Anyhow, MKH mentioned nothing about this.

I think developer wanna release the final 10% in line with MRT announcement by month end/ next month by selling higher psf....

Could developer do this at last minute price increase?

Hall side... Forest side fully fence up and there will be 2 ways access road link to Pantai Sentral Park by IJMLand...

Ijmland has up it's stake to 70% and increase GVD to 5 billions instead of 4 billions earlier...

Finally made my booking today, tower A facing forest level 12. Beside a malay reserved land I dont see any big downside of this project. Since I live almost 8 years at that area and recently please with all the UOA thing, so decide to buy. Own stay purpose. If rental can sky high then rent out. Hopefully loan gonna approve. ;0 Btw tower A should be distance from potential school rite?

if consider market price for rental at this area should be RM2.50- RM3.00 psft ( if not mistaken). Still can BE for monthly instalment if market stagnant with current price when vped.

It is modern but not as nice looking as Melawati I think. But again its still in early stages of construction. End of the day, design and look is very subjective.

I thought GBI status would normally be conferred upon completion? Or are they currently applying for GBI? IJM sentral park is just next door too with approx 58acres of land to be developed. Wow. another plus point for Saville.

Checked with land office about land status, confirmed is not Malay Reserved Land (MRL). It just with higher bumi quota and developer appeal to revise on quota.

According to land office, it is a FREEHOLD land but with restriction only... That's y need consent...

If Malay reserved land, in your S&P or your future title will stated "Malay Reserved Land"... But for this your title will stated as " freehold"......

If you manage to expedite the signing of S&P and obtained the offer letter for the loan within the stated period, the total incentive will be net off against the total purchase price even before the 3rd disbursement kicks-in. But if you're opting a 90% loan, I guess they will refund the cash as part of the incentive. Best to check with your agent.

The construction is doing well for block A, as of today Block A has reached 14 floors...

Block B is just doing 4th level basement car park only....

Overall, not bad design and it looks really tall and huge....

As long as if u sell to non-bumi, it will always be non-bumi but once sold to bumi it will automatically be bumi lot.

Meaning, potential bumi buyer may not be keen to purchase from a non bumi provided if the price is bumi price.

Very clean and solid workmanship..

Already build at 15 floors....

Every units look clean and nice... 1st Floor has start install windows and interior are painted.

By year end should have reach to the top floor for block A...

I personally think block B forest view are too close to those Pantai Sentral Park residential blocks... Especially for the 1st phase condos which just across the road...

agreed. i chose block A last time because there is no place for future development next to it. the only drawback is the parking quite far.

hi.. just went to the showroom this eve and only few units left for Bumi..
they hv lower unit (flr above podium level) selling for 580++ while the 19th floor is about 603++.. can any one advise me the disadvantages if im about to buy the lower unit? Thanks..

Yup, impossible 603K even after bumi discount.. Should be around 650K for 19 floor...

Developer has increased the price again recently, heard is another 5%....

My friends wanna let go his non BUMI lot that facing the forest... As he just bought a landed property.
