imho, saville @ bangsar rocks. did you check out the rendering. plenty of water woi! as if >50% of the podium is taken up by the pool. sweet!

This property has revised upward price but giving 10% discount with no DIBS....

Anyhow, it is selling 550psf at bangsar South... Worth??

As UOA has invested hundreds of millions in bangsa south city and the park residence... UOA is just selling a concept with mission to be a 2nd midvally city....

Current UOA selling camellia at 760psf...

Does it worth for investment as this is the only freehold property in bangsar south....

For information, developer tends to apply high price for their propertieheft the sales permit. But the price to sell is always based on market demands. So that if their new launches are extremely in demanding, they do not need to reapply the permits for selling higher price.

So is it price dropping?

They are selling 550psf at least after rebate....

Worth for investing as this is a prime loatiom with the only freehold property...

IJM Land in JV to develop Kerinchi-Pantai Dalam land

KUALA LUMPUR: IJM Land Bhd, through its wholly-owned subsidiary Murni Lapisan Sdn Bhd (MLSB), has entered into a 40:60 joint-venture agreement with Amona Development Sdn Bhd to develop 57.82 acres of land in the Kerinchi-Pantai Dalam area.

The land is accessible via Jalan Kerinchi from the Federal Highway and is within 3km from the KTM Commuter and rapid KL light-rail transit network.

“The venture represents an excellent opportunity for the group to strengthen its presence in the Klang Valley and to participate in a development which is strategically located in
the Kerinchi/Pantai Dalam corridor,” said IJM Land in an announcement yesterday.

“It is one of Klang Valley’s choice locations in view of its proximity to Kuala Lumpur city centre and the prime neighbourhood of Bangsar, Damansara Heights, Pantai and Mid Valley City,” added the group, without indicating the estimated gross development value of the project.

Amona Development has already entered into a privatisation agreement with Datuk Bandar Kuala Lumpur to undertake the construction of residential and commercial units on the
said land.

To kick start the project, MLSB and Amona Development will have to make available funds in the 40:60 proportion to pay for all costs of undertaking the development, which include a payment of between RM331 million and RM391 million to the Datuk Bandar for the project land value and the minimum guaranteed profit, as well as a sum of 20% for the difference between the actual profit and the minimum guaranteed profit.

Amona Development is part of the Amona group of companies, a property construction and development conglomerate founded by Datuk Othman Ahmad.

Hi... Any idea the main access for this IJM masterplan??

As I'm considering to take a unit from saville bangsar...

Will the road of accssing the new project is through the main entrance of saville bangsar or the road between this building and the forest???

Or any comment which side better???

Don't know what IJM is going to launch....

As the land is big... Is there a residential title or commercial title?? Or mix development??

i would definitely take in saville bangsar now... it is consider cheap now with roughly RM 470 psqft compared to bangsar south... furthermore after ijm launch, probably it will be higher.

saville bangsar is situated at the edge of the bukit gasing reserve, definitely no more development around it.

How u get 470 psf?? If base on 1253 sf that is selling 780 minimum... 550psf at least....
