Good. Market needs peoples who can afford to continue to serve loan in order to sustain the property prices.

there are around 268 units of Reed, i am sure not all purchasers have strong holding power, some willing to let go immediately when VPed. I would say majority of the investors will not come to this forum to TCSS so just approach agents to look for you when the timing is right !!

From the point of Reed purchaser, there is no benefit to sell at this juncture, presign an undated SPA and get 2 % booking fee by locking in current price? How many will do so?

I may choose Dale instead of Reed despite I like Reed's overall layout (wider roads and more green).

Dale's house design is more homely. Reed will be nice for those young family (so am I). However, those with old folk may not like it.

1) Kitchen and dining is facing entrance.

2) Unbelievable poor design of kitchen space. Narrow and dark. A lot of hacking and re-partition is required.

3) No guest room at ground floor. Old folk with leg problem has to climb up.

4) Middle room at 1st floor is as dark as the maid's room down stair.

Other than that, all other 3 rooms are with great lighting and layout.

However, with my concern is, there will be limited communication / interaction for the kids and family. It will be hard for you to meet the kids if they are in living hall / own rooms because all are remotely separated.

When the kids come home and you are in the living hall, you may not even see them if they go straight up to their rooms upstairs.

Dale has a high ceiling up at the living up to 1st floor. Either when you are at the kitchen / living, when the kids move about, you can see them. In fact, a simple shout can connect the hall and the rooms.

The setback is the roads are narrow. Security is not as proper as Reed.

And of course, Reed's price is too high for me. ;-)

I wonder how the gst affect the price of reed. Imagine if u bought a unit around 1 mil. And sell it on vp , which is fourth year. And u have to pay 600k x 20% = rm 120k. And divided by 24months. Which will be about 4k per month. Isnt it better to hold the property for another 2 yrs and sell on sixth year in order to avoid the tax? Since ur repayment every month is also about 4k

Can u confirm it is strata title? Just like condo?

For Lake Edge Puchong, also G&G with club house by YTL, is individual title. Having DMC doesn't make it strata

the SPA was signed under Schedule H (strata)

that's not GST, that's RPGT.. yes the more you profit from the sale the more RPGT (in absolute amount) you kena..

but don't forget there are always investors who just want to reroll the money despite the "costs" incurred or the lack of holding power..

the only downside of Dale is the shared rear boundary.. imagine your rear neighbour extend up to the rear boundary or leave a pitiful 2 feet.. a lot of people didn't buy dale (subsale) because of that..

other than that, dale's design is perfect except for the lack of green and open spaces.. i was hoping reed would have the loft / double-volume design, but at least it's still spacious with wide 24 feet building width.. internal layouts can be changed with ID and reno..

I think the double volume living hall is really nice. However it looks scary to me especially when u have young kids. U really have to keep an eye on them. U dont know when they will fall down from the stair.
