I may choose Dale instead of Reed despite I like Reed's overall layout (wider roads and more green).
Dale's house design is more homely. Reed will be nice for those young family (so am I). However, those with old folk may not like it. 1) Kitchen and dining is facing entrance. 2) Unbelievable poor design of kitchen space. Narrow and dark. A lot of hacking and re-partition is required. 3) No guest room at ground floor. Old folk with leg problem has to climb up. 4) Middle room at 1st floor is as dark as the maid's room down stair. Other than that, all other 3 rooms are with great lighting and layout. However, with my concern is, there will be limited communication / interaction for the kids and family. It will be hard for you to meet the kids if they are in living hall / own rooms because all are remotely separated. When the kids come home and you are in the living hall, you may not even see them if they go straight up to their rooms upstairs. Dale has a high ceiling up at the living up to 1st floor. Either when you are at the kitchen / living, when the kids move about, you can see them. In fact, a simple shout can connect the hall and the rooms. The setback is the roads are narrow. Security is not as proper as Reed. And of course, Reed's price is too high for me. ;-) |

I wonder how the gst affect the price of reed. Imagine if u bought a unit around 1 mil. And sell it on vp , which is fourth year. And u have to pay 600k x 20% = rm 120k. And divided by 24months. Which will be about 4k per month. Isnt it better to hold the property for another 2 yrs and sell on sixth year in order to avoid the tax? Since ur repayment every month is also about 4k

I think the double volume living hall is really nice. However it looks scary to me especially when u have young kids. U really have to keep an eye on them. U dont know when they will fall down from the stair.
