QUOTE(mroys@lyn @ Oct 1 2018, 09:09 AM) i heard the selling rate is very low, less that 30%. anyone can verify? if that the case, better wait for more discounts. QUOTE(kxchong @ Oct 1 2018, 04:53 PM) Yea I believe so. only block C alot unit sold, other block still alot of available unit especially the new block. only few sold. Went a few times to view, yes, sales very low for A. They should price Block A much cheaper but yet they sell it so expensive. Block A has so many disadvantages

QUOTE(lysiew @ Oct 3 2018, 09:06 PM) If flooring in room for Block A and Block B is all tiles rather than laminated flooring in Block CDE and it is nearer to the guard entrance too. Some of my client feel the view facing inwards are nicer from block A as Block E some low floor level view block by the clubhouse rooftop. So basically thats the pros and cons of Block A&B Muse by The Sky loh. Thought Block A also don't have plaster ceiling? But I really feel it's very far to walk to the facilities. With these few concerns IOI shouldn't price higher than the rest, moreover so far best block still block C but mostly all taken up except those leftovers

QUOTE(lysiew @ Oct 7 2018, 12:23 AM) Plaster Ceiling same ah, living hall with light trough, bedrooms with plaster ceiling. Walk to facility if Block ABC I think quite similar as need to walk up from the staircase at the side that passby the BBQ pit, if really want near Clubhouse is Blk E & D, but E left more on bigger size 1561sf now. if view from Block C is unobstructed view towards the forest reserve, if Block A view of facility actually i think nicer than Blk E as it can over see the beautifully crafted clubhouse from front with the resort pool while Blk E only can view the rooftop and wall of clubhouse... Haha This is so far my selling experience and walk up and down experience in feeling Sky Condominium from all perspectives. By the way, 1173sf and 1334sf price in C&E increased, so price in Blk A is much lower now. My 2 cents lah. Alright, thanks for the clarification. I really like Sky when first saw it, but still not convinced enough to pay such amount for this property. p/s: Tell your management, the car park area and drop off "lobby" really shockingly low class. Very poor design/concept This post has been edited by msa9696: Oct 7 2018, 12:27 AM

QUOTE(lysiew @ Oct 7 2018, 08:55 AM) Hi hi, when u visited Sky? Because when it just VP time in July memang empty looks grey grey like nothing, hahaha. But now all main lobby are equipped with few cozy sofa, so u can wait for your friends and discussion with your contractor and also decorated with some pot plants and yellow lighting, so now feel nicer and cosy. If Blk E is level P1, if Block CD is level G for main lobby The price may looks slightly higher, but if u see it's freehold status, it's center strategic location and the many nice landscape on a big land, actually still quite worth de. psf from 550-650psf only for freehold and this location, i think its bcoz size more than 1100sqft, so total price looks higher. The very fact that your "lobby"/ drop-off needs to go through the car park is ridiculous. Not saying Sky is without selling points, there are really some good selling points which I like, but I just cannot fathom, why many decisions/design flaws made, probably to save cost, for such good property at this very prime location.

QUOTE(noswear @ Jan 12 2019, 08:33 AM) Ya. I went back. In Oct 18, its about 12 to 13% max... QUOTE(Neoyo @ Jan 12 2019, 08:50 AM) Waaaaaaaa so become 550psf Honestly, 20% too good to be true. Even the 13% as you mentioned, those are already undesirable units. If really 20%, then definitely worth to consider already. For some units/size, I think if 20% will be below RM 500 psf This post has been edited by msa9696: Jan 12 2019, 10:11 PM

QUOTE(icemanfx @ Jan 15 2019, 11:06 AM) Good luck to your court case and please keep us posted here. If you are successful, it will open the flood gate for investors protection. jliew168 opportunity for your bbb buddies. Just curious, what else can they do to clear those unsold units? If rebate to all those who already purchase, will cost them a fortune. If they don't, houses will be unoccupied, don't know for how long. I believe owners also want higher occupancy. I disagree heavy discounting, but just wondering what other things developer can do to clear unsold units other than reducing price/ giving incentives

QUOTE(Redhorsie @ Jan 17 2019, 01:25 AM) We agreed and it’s normal to have more discount on unsold or left over units. Our development not left over units. Same development just different block. QUOTE(Redhorsie @ Jan 17 2019, 01:29 AM) As we are trying to share our experience with everyone, we would like to remind again the buyers to be careful even with top developer. Ethically very wrong. If they really wanted to stay alive in this industry, they need to change . News travel fast QUOTE(Redhorsie @ Jan 17 2019, 01:40 AM) And for those who is interested in any of their projects, please wait till their roadshow coming in mid year. You will definitely get more discount for your purchase. Don’t waste your hard earned money Pls post in single post. While as a buyer, also one who considering Sky as well, definitely I would like more discount. But as a developer, I think you need to protect your existing buyers too. If poor take up rates, means it's poor pricing/ planning from developer. Of course can argue external factors, but then again, once too often, people will not have confidence buying from you anymore. QUOTE(honkkydorry @ Jun 3 2019, 02:30 PM) IOI, imo is a lousy developer. Bought 2 properties from them. First was a "low cost" apartment, design was terrible but it was my mistake of not viewing the layout plan properly before buying so I won't complain much about that one. Gave them benefit of the doubt when I was looking for 2nd property. Went to their showroom during their launch of a luxury condo. I thought they would do better at condo level compared to low cost apartment. When the property was constructed, I can see that the façade is nothing luxurious looking even though the selling price was at luxury level. During VP, me and many other owners were shocked to see the poor workmanship and many design flaws. What we get wasn't exactly as per showroom. There are issues with piping, drainage, insufficient space to place aircond condenser, etc. Even my reno contractor shook his head at the many design flaws. When the JMB questioned IOI about some of the flaws and defects at common areas, they were given the run around. Even till today after 3 years, some of those defects are still not fully repaired and there are always many excuses on delays by IOI. When questioned about some of the things that was promised in the brochure that was missing, they either claim it's no doable or the pathetic excuse of the brochure being just an illustration. During sales, their sales team claim that all Utilities will be under residential rate but owners now found out that after checking with Syabas, it is impossible to convert water meter rate to residential rate because it is sharing master title with an office block. Then A JMB member informed that when this was brought up with IOI, their rep said they also tried converting but cannot. How is it that as a Property Developer, they do not know whether it is possible or not to do so but yet their sales team already promised heaven and earth to customers? Isnt this classified as conning customers? I will never ever purchase a IOI property and I made sure to inform my friends and relatives never to do so too. Even in the condo group chat, can see that many owners were not pleased with IOI's workmanship and design flaws and vowed never to buy from them again. It's almost like they hired cheapskate architect firm and unqualified C&S engineers to design the place but sell it as luxury condo! Headache really, problem is many developers also same right? I've heard so many complaints on so many different developers, is it we Malaysian customers or our protection is so weak that developers can so easily bully the buyers?

QUOTE(joseph1688 @ Jan 15 2020, 04:46 PM) In my opinion, the facilities area considered very large if compared to other condo. I think should be more than sufficient because not many people using it. There are two pools, one for kids and one for adults. The adult's one is 1.5 times the size of olympic pool. Each block has a garden and total of 14 sky lounges in this condo. Don't give wrong info, 1.5x Olympic pool = 75m
