 maintenance fees for renting a condo, pay by whom?

hi to all LYN property sifus!


As mentioned on the title above,I believe for those who stay/purchase a condo unit.Must pay maintenance fees.....

Just would like to know tat if I got a condo unit and wants to rent it out,....the maintenance fee is pay by the tenant or the owner (myself)?

cos I'm thinking of buying a condo as for investment......please feel free to share cos I did not buy any property yet.Thank you very much

Maintenance fees for regular condo (say RM250K - RM350K) is definitely around RM200-RM300 per month.

If you rent out your unit, common that the owner pays the maintenance fees unless you make special agreement that the tenant pays - which you may unlikely to get agreement unless your rental rate is attractive to the tenant or that the facilities are so good.

And don't forget you need to put aside some money for year end fixing and patching and repairing to your unit too - renting is easy but when your tenants leave - you will need some money to spend on housework your tenant leaves you as going away present ...

But just to give you some encouragement - couple of days ago I was in Semenyih - a god forsaken run downed place... old houses, unkept etc. Yet - hear this - yet - a house that cost RM300+ K that has 4 rooms can fetch RM2000 in rental. Why? Because TTS (or commonly known as Taman Tasik Semenyih) is just 1 to 2km from the Uni of Nottingham College … and renting to students are BIG MONEY!

well,....I been to kajang and semenyih.....yes I agreed that semenyih is a bit run downed area but nowadays new landed 2 storey house can cost about RM300K-400K

maintenance paid by owner.... but of course factor this into your rental la...

indah water paid by tenant.... but in my case i pay the indah water...haha coz my tenant very nice and i got good yield, so i dont mind picking up small cost...

Hmm usually I will get the tenant to pay coz they are the one staying there. Also it's my property,my rules ,my terms .if not happy can don't rent ...nobody forcing anyone. But forcing me as owner to pay maintenance but I don't even stay or use their facilities is too much. Btw, my tenants are from China..so they are ok with paying maintenance.. smile.gif

Did you jack up the rent to cover maintenance or you specifically forward them the bill? Interesting you were able to get away with this. I suspect if you prey on people who don’t know any better then you win.

The tenant pays the monthly maintenance fee? You are dealing directly with the tenant and WITHOUT going through an agent, right?

From my experience, it's the owner who pays the maintenance fee. Just curious only, I hope you don't mind sharing, mate.

This is open market, all term and condition can be nego and deal. 2012 vs 2024 the market is totally different. Tenants have choice, only if you can provided competitive price or damn good renovation make tenant willing to nego with you for paying maintenance fee, otherwise there are plenty of choice. In the end rental market is about price competition.

It's just number game bro.

I rent to you 1.5k include maintenance or I rent to you 1.2k, you pay the maintenance.

And maintenance is part of your ownership cost not whether you stay there or use facilities.

the 1 who blindly said jack up the rental to cover the maintenance fee probably not into the rental market I'd say.

there is 'market' rate, which is easy to check nowadays, so jacking up is almost impossible.

meaning, if can find a tenant who is willing to pay the maintenance fee, then u got a water fish really.

Yes so it depends how you want to market your product.

Everyone else renting 1.5k but you advertise 1.2k sure many will call you first.

If you want rent following 1.5k but exclude maintenance, you found that water fish once, you will not find them twice.
