wau..just over the week never check this post then aly 10+ pages >< Anyway here is my reply from bank (all with DIBS):
Ambank - Got loan approved(with LO) - BLR-2.4% , 90% loan with MAX 40 years - one condition, must include MRTA if not loan amount is 85% - semi-flex or fully-flex is available - lock in 3 years
Al-Rajhi - BLR-2.45%, 90% loan with MAX 40 years - only normal loan (no fully and semi-flex) - MRTA/MLTA is optional - never proceed as banker inform process might take a while - no lock in
HLB - BLR-2.4%, 90% loan with 30 years - semi flex or fully-flex available -MRTA/MLTA optional - lock in 3 years - got approved and sign LO
UOB - only up to 80% loan - rejected so dont know much about the detail
OCBC - quota full, next week only can start process loan (not sure for me only or apply to rest of applicant) - BLR-2.4%, 90% loan with max 38 years - lock in 3 years

signed LO and going to meet lawyer tomorrow to settle S&P (hopefully loan agreement also can settle tomorrow else need to travel to midvalley again)
anyway I meet HLB branch manager that day at sales office, (christine is her name i think) she say HLB can approve and PROVIDE LO in 24 hours and she say she already did 1 case that day ><. So if you guys come across her contact or anybody has her contact please share it here. She can help in escalating or approve the loan in short period of time.

guys, I came across this news in TheStar http://thestar.com.my/news/story.asp?file=...6277&sec=nationand this http://thestar.com.my/news/story.asp?file=...7578&sec=nationCan somebody tell me (with proof) that Trinity Group is also under Talam ? If so will it affect the building progression of Zeva in the coming future? I am going to sign S&P today but after reading the news, I am a bit worry. Please advise anyone!!

Thanks for all the fast response bro  Feel better now  I called SA to confirm with this issue also and she mentioned that Trinity Group has no relation with Talam and in fact Trinity Group has a court case against Talam on the usage of "Trinity" name which has a conflict interest since both are developer. Finally I can proceed with my S&P later on, thank you so much guys for the feedback Have a nice day

after nearly 3 weeks, I still never received any update from lawyer about sending photocopy of S&P and loan agreement.
Anybody get their copy? May I know how long would it take normally?
And regarding Strata Tittle, the lawyer say we need to pay ourselves. We need to pay after staying for 3 to 4 years from the completion date. Estimated would be around 10k-15k based on my purchase price.
