Cant imagine the sales was so well.

Hmm. Is this a guarantee rental return for first 3 years? I get different story from different friends.

A new benchmark for Subang highrise.

Was told to avoid this project as it super dense and permit was for hotel. Planning for hotel car density different than residence

Insufficient parking facilities for owners and visitors will contribute to indiscriminate parking of vehicles along the access road causing congestion hindering smooth traffic flow.
*
Because of this the residences of ss12 will complain during the building.
MPSJ did clarify it was to be a hotel residence

so now when they want to be change the permit will be a problem as the road can't take the increase build up

actually in malaysia almost everyone has a car, if there is 2000 units should be almost 2000 cars
some of the units are for husband and wife so that balances out the non drivers

would be a nightmare

If pakatan rakyat continues to govern selangor this project would be slim to be completed maybe with BN would have chance to get it completed

With 1200 parking bays for such a highly densely populated development will be quite ok if public transport is readily accessible by doing a 5 to 10 min. walk to a bus terminal, taxis stand, KTM Komuter or the LRT. A good example - apartments and condos on Jalan SS16/1 off Persiaran Kemajuan are within walking distance to the transport hub around Carrefour.
*
1200 cars is equal to the 3 condos amount of cars inside wangsa baiduri
The road is already starting to choke

At the price they are asking the buyers sure have at least one car

Still got 900+ units, its quite a lot. But also means had sold 1k units... For this steep pricing, the units sold also a lot ... I think the easy entry issue the main attraction to BBB ...

But why the 20 buyers backed out?

Is the 12% discount still available ???
*
I guess people are worried the project gets stall due to licensing and the company repUtation

Better lose booking fee than lose a lot more down the road

i know , very big competitive property .
even when complete , i believe more than 50% owner want to sell it as investment .
there's around 1000 unit , woot smile.gif
*
At the moment there are many empty condos in subang area. This are the mid density and nowhere near the density of the dorsett project.
Renting and selling would be a major issue. Not many people would want to stay here unless the really love small spaces.
400sqft for a whole place sounds like a HK property

With 28 k for parking lot you actually can buy another car...
*
yes if you add the the parking space, really makes the dorsett place expansive

they have to be, they are out to make money, same with the buyers
buyers just have to be sure to do the homework when buying making sure they get a share of the money and not left holding the bag when it goes bad

Bro,I agree with ur comments. Dorsett too dense! And room too small!
*
Let's wait for the news. See whether everything okay. Even if 30% residents have a car it would be about 700 cars go into the condo

High take up rate is good but in this place the review of permit has not been settle.
Parking is a problem too since it was applied as hotel suites

High take up rate also means many buyers will be left in limbo until their keys are handed to them
The people of subang jaya especially ss12 will continue opposing this development until the end

From the reasons protests the subang jaya people do come up on top

where's this new access road they talking about ???
*
I think if they can build should passing thru some darby land at the back of the hospital.
But that cuts thru the park.

In malaysia, protest = zero.
As long as if they got benefit, they don bother what is going to happen.
Alot of development being protested, in the end, nothing happen.
*
The two most recent protest in subang being the advertisement board next to Sri kl and the development at subang Ria lake. Both projects were canceled because of the voice of the people. The mp of subang is also very proactive in looking after her constituency

And those protested but no action? smile.gif
Like i said, as long as they got the beneift, everything is boleh...
*
so far the dorsett project is the third major protest. Council is reviewing the permit
so the protest is working. Both the councilors and adun for subang is bringin up the matter

also makes it hard to benefit because the dorsett needs a minimum secondary access road. This road needs to cut thru the park.
Hard to cover a major issue.

Firsy thing come into my mind is who is going to rent the hotel room here at 2k above? Somemore close to 2k units.

Who are the targetted market? How good is the area, SS12 for the bunch of rich students from Taylors and Metro?
*
Actually it's quite far to walk to Taylor's at least 20 minutes. Plus if you are rich no place to park your car

For 2k lots doubt there is any target market. Expats prefer big units towards the lake down the road like boulevard, laman, Summerville and springvilla

Thats wat I thinking... 2k units is one issue..

But as I know, most Taylorians do not prefer SS12 area since my era 10 years ago ...

They prefer SS16 or SS15....

Metropolitan mostly local n driving. Outstation students, those with budget will opt for SS12 DSTH and SS14 for walking distance....
*
Peak area for collages is ss15 hexagon
Ss15
Ss14 near the food outlets near to inti and metro
Ss12 horse shoe

This is based on my years of staying in subang before Taylor's was build in 1988

Elsewhere must drive. But parking is spare in the collages

so u predict its a total failure for this development?  brows.gif

I think this project if he goes on will appeal to some people but would not be enough to fill up 2k lots there.
Rental returns will not be so good
