Since i am selling my unit at a dirt cheap offer, i think it's my responsibility to tell you some stories about my experience in Venice hill. I've been trying to get rid of my unit at Tower 9 since 3 years ago, but still no taker. My agent told me that some buyers are keen on my unit but difficult to get loan as most banks now reject loan on venice hill.
My advice, think twice if you are buying a unit here for own stay. I had been living in nightmare worry about the soil erosion case affecting neighboring towers. Not to mention low water pressure on and off, "some not-so-friendly foreigners" keep hanging around my tower and shouting with each others, endless rubbish dumped near the abandoned shops... I am not sure if anyone here still remember the African Riot in 2012, where hundreds of African stormed Venice hill to confront the RELA members (Google it for the news). We (and most of the residents) were hiding in our own house。 Yes! you got me right, HIDING in our own house for our safety.
I've since move out and rented out the unit about a year ago. First tenant (Ladies) moved out just after 2 months because of above mentioned issues, 2nd tenant (friendly Pakistani family) is ok for now, 5 months already without complaint.
Anyway, If you plan to buy it and rent it out, it's a good deal.

2013年3月17日

一名日本籍工程師疑掉入黑人網絡愛情騙子圈套,被騙來馬結婚遭綁架並禁錮在蕉賴9英里地區公寓;警方展開救人行動,開鎗射傷1名綁匪並逮捕另4名男女同黨,成功救出肉票!

肉票是被禁錮在福祥高原公寓(Venice Hill)第7座8樓單位,而綁匪則住同座公寓17樓單位。
被綁匪用來禁錮肉票的富祥高原公寓共有9座和1千399個單位,雪州警方估計當地約有[cool.gif1千名黑人居住.

If you owned a unit there for your own stay, with or without family, you wouldn't say so, i guess.
Unless you are thinking about investment at someone's expense, and thinking only about profit.

I admit that i did a wrong investment. So i will take the consequences, not someone else.
In my case, i explained every risks to my tenant before putting pen to paper.
God sees everything we do.

I don't see the Risk Reward Relationship here. Old saying that The greater the risk, the greater the reward. In my case, i bear all the risks but see no rewards at all. As an owner of a unit in VH, i suggest you to look for better opportunities else way. Good luck!

Perhaps the price are inflated due to MRT.

I am looking to buy a unit, but budgeting around RM 200,000.

Any idea how is the process to check transacted prices?
I heard that there is a pejabat that i can go pay to see the recent transac prices.

Great. i am selling mine bellow 200k. But cash purchase only. If u insist on getting a morgage loan, i will take all ur deposit in case ur loan got rejected for whatever reason. PM me if u agree with my term, and we can meet up for further discussions. And its tenanted with good rent now.

The hill side (or cliff?) is covered with cement. I didnt see any soil run-off.
My concern about this tower is coz i am making an offer on one unit in tower 4.
