Basically, the developer can't price it cheaper than Avens, right?
So for sure, it's going to be higher.

16 Sierra location to me is nice. MRT along with the new commercial area coming up.
And a couple more sierras to be launched in the future give ample room for capital appreciation.

Plus the behaviour of people in that location is mainly driven by ownstay.
Probably that's why the corner units are all taken off the market immediately.

ya agreed...but IOI has to involved in resolving the traffic jam surrounding this area first...lack of their involvement with the authority.

traffic jam? from 16 sierra to taman equine?

Yes, as many will use that road to access MEX highway and banks, eatery, etc.
Gov, MP, few developers nearby already in the discussion to build flyover bridge in front the Giant and AEON junction, as per authority FB news last few months...so far never heard or see IOI involvement. Everytime ask IOI sure dunno anything about it. But in the marketing, IOI will include Equine, AEON, MEX, etc. as attractive selling points. There is a fund collected from the developers but not enough yet.
