I think he referring if he buy into Sierra 16 and puts an existing IOI buyer as referral, whether he can get some share of the fee.

Can check if you know the current asking price for the Sierra 6, the 27x73 double storey?

Errm, so many ppl mis-read me, haha. I actually interested to find out if all Sierra 6's double storey / 2 storey (not 3 storey) owners are own stay / just keeping
bcz I never see any listing for subsales.

I saw 2 or 3 listings but when I checked the price with the agents, all just sending me the developer's 3 storey unit. Ya, it's 1.4mil, free MOT, free m/fee, etc
That 5 units very hard to move since few months ago.

3 storey is hard to sell in most location, but this Sierra 6 is one of the best among whole IOI projects, too conventional and dull looking.

Business so hard nowadays, but all the best to you.

I see, initially I considering Sierra 6 DSTH and I saw 2-3 DSTH ads and contacted, actually they just wanted to sell developer's 3 storey unsold unit at 1.4mil circa.

I forgotten how much S6 DSTH was sold by IOI back then (maybe less than 1.1mil) and if now subsale asking RM 1.25mil could be real huge test especially IOI still selling 3 storey at 1.4mil with Free SPA, Free Loan, Free 1 yr maintenance fee and free MOT, oh yes and additional 12 months warranty for leaking / related piping.

The only selling point or attractiveness is their modern facade (unlike dull Avens or older Phase) and quite spacious width lay-out of 27x73 within Sierra 16.
The con would be strata title so conventional or older people may go for Dumalis 2.

The skylight roof is an eye catcher for my wife, beside the modern facade, but I worry the maintenance fee for glass breaking / cleaning / scratches / leaking and can see thru from neighbour's master room windows. Frankly, I notice a lot new houses now have leaking issues.

What's your take between S6 and Dumalis 2? I thought IOI has fully sold the last unit of Dumalis 2 few months ago.
