Hi people and experts out there. Just want to know your opinion on this, Is Gateway Kiaramas worth buying now for investment ?



level 28 743 Built-up (SqFt) = rm 580k --------------- estimate rental collection = 2.8k - 3k

level 19 743 Built-up (SqFt) = rm 535k -------------- estimate rental collection = 2.6k - 2.8k

Maintenance Fees/mth RM 208.04




Any opinions ? Any other recommended unit in mont kiara area ? Thanks notworthy.gif notworthy.gif

Any comment on Kiaramas Gateway Condo?
I went viewing there last week, it seems decent to me.
1658sqf Fully Furnished ,high floor, 180' view of mont kiara, klcc and kl tower and going for 950k only.
It like stone throw away from Mont Kiara International School.
It less than RM573psf.

But overall is quite a good buy. I think mostly comes with built in furniture and ID as well.

Hi guys, does anybody here notice the price of Gateway Kiaramas has remained rather stagnant for the past 2-3 years?

Price difficult to go up coz it's next to Verve Suites. Buyers and Tenants will always compare and inevitably choose VS over GK if they have the budget.

For the 5 years btw 2009-2013 MK prices up around 30%-40% (depending on condo and exact location).
From 2014 onwards, prices more or less stagnant for the better condos, and drop about 10-20% for the lousier / less popular / less well located ones (think kampung segambut instead of MK).
I consider gateway kiaramas not bad, as far as the product itself is concerned.
However, the proximity to the multi level highway is a big no-no for me personally.
Rental 2.8k I think will be tough. remember there will be a deluge of smaller format competitors coming online. arcoris units for example, direct competition. And much better located.

6th floor unit will be just next to the highway.

recently took a closer look at signature @ hartamas. it's also a direct competitor to GW kiaramas, and also better located.

NOPE. This lelong is only for cash buyers and the buyer would be at risk. This unit has a caveat on its title.
SO bank wants u to pay cash and then leave the trouble to you to go and try to get the caveat removed. They wont be responsible on it.
