Investment Desa Permai, Taman Desa, Selling at an inflated price?

The price of Desa Permai Condominium has been experiencing capital appreciation almost at 50% over the past 2 years. Is this a healthy capital appreciation or a purely inflated price? I would like to hear from the floor.

yalo..not only this experiencing capital appreciation almost at 50%............many properties as long as at good location at least gt 50% appreciation last 2 years..some even more than 100%...

Most valuation for condo in Taman Desa is lower by 5-10% at least...some of the owners are gungho to only sell at the price that they want, apparently not too many owners are desperate to let go.

A lot of new condo near the area (e.g. kuchai lama, OUG , bukit jalil), but the price is relatively higher....

Felix, a healthy appreciation in my opinion, is one that is in line with the 10 -20 compounded average growth rate of a unit in Desa Permai. I'v no idea how data for such units may be obtained but I guess an approximation of growth may be made fr nat'l housing stats fr the M'sian Dept of Stats.
Such stats are likely to show longterm CAGR for residential landed property & if I'm not mistaken, the 10-20 year rates are only 1-3 % higher than FD rates.
Any time the current short term rates exceed the long term rates, one may hv an idea that with such growth, the property in question has exceeded it's healthy value & if it's a question regarding a property market situation, the market is likely to be already somewhere in a bubble.
And if the short term rates go below the 10-20 CAGR, the unit's price or a market situation after a year, may be said to be in some kind of property recession.
Best time to buy/ invest is at the bottom of a recession, of course but no one really knows where the bottom is, until an uptrend is formed.
At this point in 2011, we all know that property prices have risen but high prices can go higher esp. when no one knows where the top of the bubble is.

this desa permai more looks like a flat..with those astro dishes hang around the building....real ugly..

DP has great location, but based on the design, the askin price of half a million dollar for a 1,200 sq.ft unit is a little too much to ask considering there are newer units in the neighbourhood with greater design as well as facilities.

Yeah, to each its own.

For low dense, quieter area... this is good.
Layout wise, badly designed or maybe the design is too old. Small kitchen, tiny bathrooms.
Quality wise, mediocre la.
Facilties so basic - pool, almost non-functional gym and a small playground right next to the pool.
Not OKU/ elderly friendly.
Very small condo compound.

But... where to find low dense at this price and still well maintained condo?

If you ask me, not worth it. Price dropped liao. Now 390k-500k also can get.

There was a desperate seller and it's relatively recent. I know this for sure.
Heard the owner finally managed to sell that unit and fetched more than 400k.
