 Ensuring contractor access during renovation works

Hi all,


I just would like to know for any renovation works, how do you practice by allowing the contractor to access to your premise (for condo)?

i) do you pass them the keys for them to access?
- Change the all the locks after the renovation works are over.

ii) do open the doors for them (on job basis) and wait till they finish the work. Close the
doors personally?

Is up to you, if you have time then u can open and close the door every day for them.

My case i just pass the key to main contractor and he will arrange for sub-contractor....then after renovation finish(wet work) then i will change the lock and install the grill.

Those furniture/KC cabinet/mirror works, i will open on job basic bcos we need to check the condition b4 they leave.

I use only padlocks to lock the grille door and gate. So my contractor only need keys to main gate padlock, main grille padlock and the wooden main door. To save money, I bought those cheap padlock from Tesco, the type that one key can open 3 padlocks. After finish renovation only change to better padlocks.

Only recently I found out my contractor also didn't come to my house, open the door for his sub contractors and close after this. He actually put the keys inside the mailbox and let them take by themselves! So better don't put anything, anything at all in your new house. I was angry with my contractor for not monitoring their work, so I took back the keys and ask them to come on Saturday only, or when I can take leave to monitor them.

If Security Doors are used, then the contractor keys can be nullified when the renovation is done.

For condo, there is only one access, which is the main door. If there is already a grille door, then just use a pad lock for the grille. Upon completion, change the lock.
It's is going to be difficult, having to unlock & lock after them everyday. You never know what time they will come & go. Sometimes, they may not turn up for that day due to working somewhere else.

sorry, can u explain more, how to nullified? I going to get a security door. which the contractor told me it is very secure, got 1 set for contractor and another set for home owner. But my doubt are, for contractor and for house owner not the same set? but accessing the same door lock?

There is this type of lock, when contractor key is use first. Than when normal key is use, the contractor key will be void. This is just a generalized summary. More detail you need to ask the door seller.

Another method that I use is digital lock and numbered pad lock. I just give them the access number, then they done change it.

Each door they have
1. 2 pcs contractor keys - This key will be the first keys you use, 1 for you, 1 for the contractor. All other keys should not be used. (master key works but will cause the contractor keys to be obsolete, general keys cant' be used)
2. 1 pcs master key - After renovation complete, use this keys once and the contractor keys will be nullified, obsolete, can not use. This will make the 5 general keys active, can use. This master key can still be used in case of emergencies if you lose all the other keys.
3. 5 pcs general keys - These keys are to be used as general keys after renovation.

It is designed this way so that after renovation, contractor can not use his contractor keys to unlock and access your house. icon_idea.gif

oic, thanks. last month when contractor show me this type of security door and proudly told me that this door lock got contractor & master keys. I was thinking "what the hell is this?." haha.. now i know...

Regarding the security door, anyone got good recommendation? my contractor recommended me to a puchong shop called "K2-Asia". Anyone 1 tried that be4?

Just give them the grill key without lock pad.
Then lock the grill with lock pad when they leave at the end of each day.
