Hi dariofoo..
Need ur advice..i am in d midst of buying an apartment thru an agent. But havent sign d S&P yet la..just deposit.the apartment is currently being rented out. Just say that after signing d s&p and the current tenant moves out,i receive an outstanding utilities /syabas bill (2-3months not paying bill)
1.) do i have to pay the outstanding amounts when i change the bill name from old owner to mine?

hi guys/ dariofoo..

i just received purchaser bill from my S&P lawyer..i wonder if the fees are reasonable..

a.) Professional Fees
Sales & Purchase Agreement / Memorandum of Charge - RM1290
Deed of Assignments / Memorandum of Transfer - RM200
Letter of Guarantee / CKHT1A / CKHT 2A - RM200
Total Legal Fees - RM1690
6% Government Tax - RM1791.40

b.) Disbursments
Adjudication/Letter of Offer - RM10
Stamp Duty on Transfer (estimated) - RM1580
Stamp Duty on Sales & Purchase Agreement & Deed of Mutual - RM40
Stamp Duty on Statutory Declaration - RM20
Registration Fees on Transfer & Penalty (if any) -RM200
Land search/OA Search/Winding-up/Company Search - RM90
Transport to Land Office / Stamp Office -RM200
Telephone and Fax Charges -RM100
Courier and Postage Charges -RM80
Photostat and Printing Charges - RM80
Commissioner For Oaths - RM20
Miscellaneous - RM50

Total Amount = TOtal Disbursment + Legal Fees
= RM2470 + RM1791.40
= RM4261.40


Are the charges reasonable? Is there anyway I can lower the disburments charges?

O..ok..will do..thanx..btw,the agent told me that the whole cost is including the bank legal fees as the current S&P lawyer is one of the banks panel lawyer..can like dat meh?

Another question..can i change the S&P lawyer if there is another lawyer that quotes a better fee eventhough i've already paid 3% deposit on the property?

Hi dario..need ur advice again..this is my time history of buying process of a subsale apt.
02.08.12 - signed s&p and paid 10% deposit
11.08.12 - paid lawyer's fees
11.08.12 - sign bank loan offer letter
27.08.12 - s&p lawyer emailed stamped s&p to bank loan lawyer
03.09.12 - lawyer recieved fax copy of strata title transfer ownership consent letter but have't recieved hard copy yet. Called developer but was told the letter was already snailed mail on 30.08.12


So the question: is this a normal timeframe? I had asked s&p lawyer whether i should myself pick up the letter from the developer since its only nearby my office. But lawyer said just relax n wait. Am i being paranoid? Btw,can the s&p lawyer just proceed with the next step with only the fax copy of the consent letter? Or do they really need the hardcopy in order to proceed?
