Hello Everyone~

My bf and I made a booking at Zefer too~ And have made quite a few trips to the site during odd hours and peak hours...

Today I went during jam time after it rained around 6pm and also around 830pm and I'm happy to report it is virtually jam free... but the traffic lights proposed by villamas would greatly help at the jln pipit junction though...

But We're a lil concern cause one of the SA told us Koi Kinrara has a high number of African staying there.. can anyone confirm it?

I Kiasu bah... Chinaman attitude... so We go check it out loh see how is the traffic and all that.... Since today rained.. so We thought its the best scenario to check how bad is the jam...

I find that the Koi kinrara judging from the units with lights on... indicates the occupancy rate not very high wor... am I wrong to assume that? but residences parking on the side of the road is an issue..... Small road but cars parked on both side...

Oooh.... I see....

Actually we bought Zefer because it suits us in terms of :

- low density
- well design living space(Not the usual rectangular design)
- within our price range
- not subsale
- easy accesibility to a kl, kesas, Subang/Sunway...
- Won't be stuck in the super jam that is puchong!!

So We're definitely buying to stay....

Hahaha... We actually currently stay in Subang and don't know the area well until recently.. cause we're gonna be committing to over half a million of debt so we better do our homework loh....

So far, We've made like 6 visits to the site at various time in the morning,afternoon,evening, night and everything is actually acceptable.. but the SA make us worried when she told us there is a high density of africans staying neaby...

Not that we want to be racist but generally ppl are afraid because of past behaviors and their tendency to take over an area/neighbourhood when they stay in the area.. so we're concerned of the property value depreciate only... thats my 2 cents lah....

Hey All,

My BF and I went to do more investigation today, we posed as possible tenant for Koi Kinrara and got an agent to show us around... We posed as possible buyers too and went to chat with the sales office in Koi Kinrara....

We're quite happy to report the developer of Koi Kinrara is keeping a tight lid over the influx of africans in their condo.. they told us they have issue warning letters to all owners not to rent out to africans and they told us there's only about 10 unit in koi kinrara itself that has been let out to africans...

I'm gonna assume he probably cut the numbers in half.. so it's gonna be 20 units out of 500 available unit now... which is acceptable lah... but I still hope they continue this control over the years or everyone in that area will face problems... The rent price they're asking for a roughly 1500sqft unit with balcony facing the swimming pool in koi kinrara is about rm 1250...

So, We no longer have issue with the area or the community there and am looking forward to our approved loans!!

We went to into the sales galery today in kinrara and found that the SA have been playing the sticker game... 1 week ago we went to book and the SA showed us a board that is 90% booked out... today we went... tower B is practically half empty... and the mortgage agent we talked to from Hong Leong bank today told us there are roughly 100 ish unit unsold or booked yet... so a lil disappointed with the lying....

Because I went into a unit in Koi Kinrara today.. posing as ppl wanting to rent and it face that direction... there's a huge huge oxidation pond there...

I'm at lvl 10.. tower 1....

Visitor is all on the ground level... same level with guard house... outside.. no shade... SA told me so~

And Don't worry bout the smell... Residences in Koi Kinrara confirm they can't smell anything at all from the oxidation pond... So if they can't smell you can't too~ thumbup.gif

I think your view won't be block lah... you forget koi kinrara in at the bottom of the hill... you're on top of the hill and sitting on 4 level of basement carpark....

That day We posed as possible future tenants to go into Koi Kinrara so we get to see a unit and ask questions... it was on the 15th floor facing swimming pool so the oxidation pool is visible on the right side of the unit's balcony....

If it's block then you drink tea at the swimming pool area lah... sure no block.... or I rent my balcony at the neighbourly rate okay? tongue.gif

Of course~ My Future home leh... If I don't do research who to blame if something goes wrong later wor...

My unit is facing sunway only lah If I look down it's the factories.... Not facing swimming pool and sunway... So Potentially no one can block my view at all~ *Until someone buy out the factories and start building some high rise...* rclxms.gif

Don't worry I think you wouldn't be blocked by Atmosphera cause the 2 towers were specifically built so far apart to not block Atmosfera's view of sunway and to not block ours too I think...

I dunno which is block a or block b leh... I see on the brochure it's named as tower 1 or 2 je wor... so which 1 is block a or b?

the land is not small indeed.. i think should be enuf to build another Condo... but that piece of land is just located right beside the huge huge oxidation pond as mentioned by Jall... who will buy??

Actually during my visit to the site... I was initially concerned too bout the slope... but as I walk around the site and check it out from the side by the road leading to Koi Kinrara... I find that the slope actually sites on a rock bed... which is good news to everyone...

As for the concern of underground river flow... I believe the site is too highly situated to be affected as under ground rivers usually flow from the foot of a hill/mountain and gradually flow out to be as the same level as the soil water level...... Of course only a underground Investigative probe study could verify the density of the layers of soil on the site hence indicating if a underground river exist...

If you are really concern... I believe you can go request a copy of their pre-EIA, or EIA report from the developer or local council; which they must have conducted since they informed you there are scheduled examination of the site and the entire project is more than 1.5mil hence making the report compulsory...

in that report.. it will have details of every aspect of the project especially soil testing and underground investigation since it's a slope project... and Because it's a slope project it is considered sensitive development area so you can be sure your local authorities will definitely pay more attention to it...

A recommendation from me lah.. if we have doubt about the degree of the slope... anyone of us can easily go measure by ourself using a simple compass or 1 of them high tech altimeter and do some math to get the degree...

Just my 2 cents...

And regarding the slope measurement... If you have an iphone.. which almost everyone does.. download this iphone app call Theodelite Free...

You will get a degree of slope instantly if u go to the site....

I haven't measured before using the app... but reading from the topograhic map just now... I'm estimating our lil hill is probably only at 40-60m height... and looking at old satellite images which you can see on google earth... there was already slope retention and preservation work in the form of cascading steps on the slope; done way before atmosfera was completed... so to me... now it looks like Zefer is most likely building at the edge of a drop instead of a hill....

so it's a matter of prospective lah it's good news or bad... hahahaha

The app is pretty easy to use... just put like a stick/cardboard on the floor of the slope you want to measure... preferably at the middle of the slope... and then open the app... put your phone on landscape on top of the stick/cardboard with the phone screen facing you.... and read the results displayed on the left.. under horizon angle....
