Today while I was on the way to have lunch at kl sentral, saw agents busy distributing 9 deputed flyers blink.gif
Guess their sales not so good during private preview last weekend cool2.gif

Hi, Friend. Type A and B Selling fast. why do you think type B is practical??? Please look precise on the layout, 1 of the bedroom is dead, no lighting at all sure very dark & no air ventilation and some more there is a washroom in front your main door. ( imagine you invite your "boy" friend come to your house and at the same time your girl friend or your sister finish taking bath. how the situation like?)


Thats why i bought type A...although the price is higher but you can get more nature lighting at all the bedroom. (Do you think developer purposely set the price higher compare type A & B? sure got they own reason behind)

Looking at the pricing of 9 Seputeh, I need some help/justification from all tai kos before I invest in this prop.

Scott Garden SOHO is selling at abt 600psf. A ready freehold property and the business there is doing good. Ready to move in/rent out.

9 Seputeh is selling at 7XXpsf. A leasehold property and I'm taking the risk of uncertainties (eg. can the commercial lot do as good as SG?, smell from retention pond, etc).

1. It's location at the 1sr Qtr of OKR.
2. Possible monorail link up.
3. High floors get some hazy klcc and midvalley view.
4. Oxidation pond in the midst of rejuvenation to some parks. So possible elimination of the mentioned shit odour.
5. I couldnt think of anything else coz psf wise it's really quite on the high side for a leasehold and high density development.
6. Oh ya, the forbidden use of the word Seputeh too, clouded my judgement.

you wouldn't regret in future...OKR will boom up in next few year. there is a lot of empty land, dont worry just buy.

Some more pantai sentral park by ijm is coming soon. For sure the price will go up to another stage.

Let see how Verve Suite is doing. If Verve can do well, no doubt OKR properties can make good profit.
